Is my Derby property suitable for short lets?
It depends on location, layout, parking and what drives visitors to the area. We appraise before we commit and we will tell you if the answer is no — a property that does not suit short-let demand costs us both money.
What compliance do I need?
Gas safety certificate, electrical installation condition report, PAT testing where relevant, fire safety equipment, and appropriate insurance. Some councils also require planning permission or a licence for short lets — we will point you at your council's current position rather than guess it.
How is pricing set?
Nightly rates move with demand — day of week, season, local events, how far ahead the booking is. Static pricing is the most common reason a short let underperforms.
What if I want to stop?
There is a notice period, set out in the agreement before you sign. We do not lock landlords into terms they did not read.
