Why Before the Agent

The listing is the part you cannot take back.

A portal listing is public the moment it goes live. Tenants see it, neighbours see it and every other agent in the area sees it. Asking prices get compared, days on market get counted and a price reduction is visible to everyone. Talking to us first costs nothing and keeps every option open: you can still list with an agent afterwards and many owners do.

What does off-market mean here?

It means dealing with us before the property is advertised anywhere. There is no portal listing, no board and no open viewings. The property is managed, let to us on a company let, or registered for a quiet sale to investors on our list.

What does it cost me?

Selling costs you nothing: the buyer pays our fee and you will know the amount before you commit. A company let costs you nothing either, because we pay you. Management is a percentage of booking revenue, from 20%.

Who buys the property on a sale?

Investors on our list make any offer and they buy below open market value in exchange for speed and certainty. We introduce; we do not buy property ourselves.

Can you take a whole block or a portfolio?

Yes. A block can go on one company let agreement or under full management and a portfolio can be split between the routes. The apartment block and portfolio pages set out how.

What will you need to see?

The title, lender consent if there is a mortgage, the insurance schedule, current gas and electrical certificates, the EPC and, for a leasehold flat, the lease. The What We Take On page lists it all.

Is what I send kept confidential?

Yes. Nothing goes on a portal and details are shared only with your agreement. A mutual NDA is available before you send anything sensitive.
