Criteria, route by route.
Each route has its own requirements. A property that does not suit one route often suits another.

The Paperwork
What to have ready.
Having these to hand makes the first conversation much shorter.
- The title register and the lease for a leasehold flat
- Lender consent that names the use, where there is a mortgage
- The buildings insurance schedule
- Current gas safety, electrical (EICR) and EPC certificates
- A fire risk assessment for a block or a house in multiple occupation
- Service charge and ground rent details for a leasehold flat
What Stops a Deal
The three things that stop a property going ahead.
Each of these is a legal or safety line rather than a preference.
- No written lender consent where there is a mortgage and the use needs it
- A lease, covenant or planning condition that forbids the use
- A building that cannot be made safe for the use

Where do you take properties?
Across England and Wales for management, company lets and the off-market sale register. Council housing is West Midlands only.
Is there a minimum number of bedrooms?
No fixed minimum. Two-bedroom flats and four-bedroom houses both work; what matters is the location and the use.
Do you take property that needs work?
For a quiet sale, yes, in any condition. For management or a company let the property needs to be in good repair first.
Can I send a property that is tenanted?
Yes, for the quiet-sale route. Management and company lets need vacant possession.
