Council tax starts from the day it completes, and the empty-property exemption is short. Service charge and buildings insurance carry on regardless. And a flat nobody has lived in for eight months starts to show it, which is the moment your sales agent asks about a price reduction.

We Review and Price It
We look at what the units would realistically achieve in that location and come back with a rent we can commit to for the term — not a headline we quietly revise later.
Heads of Terms, Then the Agreement
Rent, term, break clause, condition on handback and who holds which obligation, agreed in writing. Your solicitor reviews it. We expect that.
Handover and Monthly Rent
Once the unit is complete and its certificates are in place, we take it on and the rent starts. It is paid whether or not anyone is staying there.
The Structure
What a company let actually is.
We do not become your letting agent and we do not introduce a tenant to you. Maine Property Solutions Ltd becomes the tenant itself, under a company let. You have one agreement, one counterparty and one payment date. Whoever we then place in the property is our responsibility, under our own agreement with them, and your relationship stays with us.
- One agreement. A company let to a limited company — not an assured shorthold tenancy to an individual.
- One payer. The rent comes from us on the same date every month, occupied or empty.
- The occupancy risk moves. Void periods become our problem, which is precisely why the rent sits below the best a unit might achieve on a perfect month.
- Condition is agreed up front. A schedule of condition at handover, and an agreed standard for handback.
The safety duties that sit with a property owner — gas, electrical and fire — are not something a lease makes disappear, and we will not pretend otherwise. Who holds which obligation gets written down before anyone signs.

Where we actually are.
You are going to run a credit check on us before you sign anything, so you may as well hear this from us first. Maine Property Solutions Ltd is a young company. We operate two properties of our own, in Coventry, and we have not yet run a developer scheme. What we are offering you is a contract, not a track record — so please treat it like one.
- Check our covenant before you rely on the rent. Company No. 16187542. Ask us for our filed position and we will send it without being asked twice.
- A single unit is straightforward. One company let, one monthly payment, and the exposure on both sides is small enough to be sensible.
- A block or a phase should get a harder look. Expect us to discuss a rent deposit, a guarantee or a shorter initial term. We would ask for exactly the same in your position.
- We are not your sales agent. We do not market units for sale, we do not buy stock, and we will say so on the first call rather than three weeks in.

What is a company let, and how is it different from an AST?
A company let is a tenancy granted to a limited company rather than to an individual. Maine Property Solutions Ltd becomes your tenant and carries the rent obligation under the agreement. It is not an assured shorthold tenancy, so the residential AST regime and its deposit rules do not apply in the same way. Your solicitor should review any agreement before you sign it, and we would expect them to.
Do you still pay if the unit is empty?
Yes. That is the entire point of the arrangement: the rent is a fixed monthly sum payable under the agreement whether or not anyone is staying in the property. The void risk moves to us. In exchange, the rent is set below what a unit might achieve in its best month on the open market.
What happens when the unit finally sells?
That is agreed at the start, not argued about afterwards. Developer agreements normally carry a break clause so you can recover vacant possession for a sale on an agreed notice period. Tell us your expected sales window up front and we will size the term around it rather than tying up a unit you need back.
How quickly can you take a unit on?
Once terms are agreed and the property is complete and compliant, we move quickly. The gating item is almost never us. It is usually the EPC, the electrical certificate or the gas safety record arriving.
Do you take units anywhere in the UK?
We will look at any UK scheme. Be aware we are a small company operating two of our own properties today, so a large block will get a more cautious answer than a single unit, and we would rather say that on the first call than three weeks into your programme.
Are you VAT registered?
Maine Property Solutions Ltd is not VAT registered, so our invoices carry no VAT. VAT treatment of property leases depends on the tenure and on whether an option to tax is in place, so take your own advice on how that sits with your recovery position.
Do you buy unsold units?
No. We take property on a lease and pay rent; we are not a cash buyer and we do not make offers on completed stock. We do keep a list of investors who buy value-add property, so if you have something that needs work rather than something finished, you can send it to us and we will see whether it fits anyone.
