The unit is finished, signed off and ready. It just has not sold yet, and every month it stands there it costs you finance interest, council tax and service charge while looking slightly less appealing to the next viewer. We take it on a company let, pay you a fixed monthly rent, and hand it back when you have a buyer.

The Detail

What we need to see.

The quicker you can put these in front of us, the quicker you get a real answer rather than a hedged one.

  • Location, plot numbers and the tenure — freehold or leasehold, and the service charge position
  • Practical completion date, or the date it completed
  • EPC, electrical certificate and gas safety record where applicable
  • Your expected sales window, so the term and the break clause are sized around it
  • Anything unusual about the block: an unadopted road, an incomplete phase, a management company still to be handed over

Where we actually are.

You are going to run a credit check on us before you sign anything, so you may as well hear this from us first. Maine Property Solutions Ltd is a young company. We operate two properties of our own, in Coventry, and we have not yet run a developer scheme. What we are offering you is a contract, not a track record — so please treat it like one.

  • Check our covenant before you rely on the rent. Company No. 16187542. Ask us for our filed position and we will send it without being asked twice.
  • A single unit is straightforward. One company let, one monthly payment, and the exposure on both sides is small enough to be sensible.
  • A block or a phase should get a harder look. Expect us to discuss a rent deposit, a guarantee or a shorter initial term. We would ask for exactly the same in your position.
  • We are not your sales agent. We do not market units for sale, we do not buy stock, and we will say so on the first call rather than three weeks in.

Can I keep the unit on the market while you hold it?

Yes, and most developers do. The agreement is written around your sales programme: you continue marketing, and a break clause lets you recover vacant possession on an agreed notice period once you have a buyer. Viewings are arranged with reasonable notice.

How is the rent set?

On what the unit would realistically achieve in that location over the term, less the value of us carrying the void and management risk. We would rather quote a number we can hold for the whole term than a headline we come back and revise once you have built your cashflow around it.

What condition do you hand it back in?

The standard is agreed before we take it, with a schedule of condition and photographs at handover. Fair wear and tear is expected on a property that has been lived in. Anything beyond that is ours to put right.

Is there a minimum number of units?

No. A single unit is a perfectly sensible conversation and is the easiest thing for both sides to get comfortable with.
