Developers in the West Midlands

West Midlands stock that is not earning.

For developers and housebuilders across the West Midlands — completed units on a company let, beds for the site team, or a whole phase under one agreement. A fixed monthly sum, occupied or not.

Three Ways We Work

What we would take from a developer.

Unsold & Slow-Moving Units

A finished unit that has not sold earns a fixed monthly sum instead of a council tax bill, and comes back to you when a buyer appears. How this works →

Site Team Accommodation

Accommodation for site staff and contractors, taken care of end to end and settled on one company invoice. How this works →

Whole Block or Phase

One agreement and one payer across a whole phase, instead of a stack of individual lettings and holding costs. How this works →

West Midlands

How the figure is reached

We price the scheme in front of us rather than the postcode. Two developments a mile apart can support very different figures once access, parking, service charge and layout are taken into account.

West Midlands

The process, step by step

There is one point of contact rather than a rota. Whoever you agree the terms with is who you speak to when something needs sorting out.

West Midlands

Where this fits, and where it doesn't

It suits someone who values a predictable outcome over an occasional excellent month. If the excellent month is the point, a different model fits better.

West Midlands

The compliance side

Certificates are held centrally and renewed before expiry rather than after a reminder from somebody else.

West Midlands

Things we don't do

We do not advise on finance or tax. Those are jobs for a broker and an accountant, and we will say so rather than improvise.

West Midlands

How to begin

The quickest starts are the ones where compliance paperwork is already to hand. It is worth gathering it before getting in touch.

Straight Answers

Before you plan around us.

We are small. Two properties operated, no developer schemes completed, and an honest expectation that you will verify all of that rather than take it on trust. Company No. 16187542, and we will hand over what you need to check it properly. A phased start is usually the sensible structure on anything substantial, and we will suggest it before you have to.

Nothing on this page is a valuation, a financial promotion or investment advice. Terms are specific to the scheme in front of us and are agreed in writing before either side commits.

Your Questions

Common questions from West Midlands housebuilders.

Still not sure? Ask us about your property and we'll answer for your specific situation.

Why would we let West Midlands units rather than just discount them?

A discount is permanent and a letting is not. If the sales market is slow rather than broken, income across the slow period plus a break clause for when a buyer appears usually beats cutting the asking price on the last few plots.

What happens to the West Midlands agreement if we sell the block?

The agreement is with the property, so a buyer takes it subject to our lease. That is worth raising with your agent early, because for some buyers an income-producing block is more attractive and for others it is not.

Can you house our site team instead?

That is a separate arrangement we also offer: managed accommodation near site for your own staff and contractors, on one company account with a single monthly invoice.

Who is responsible for gas, electrical and fire safety?

A lease does not make an owner's safety duties disappear and we will not pretend otherwise. Which obligations sit where is written into the agreement before anyone signs, and both solicitors should look at that clause specifically.

Will you sign an NDA before we send West Midlands scheme details?

Yes, without fuss.

What is finished in West Midlands and not selling?

Unit count, tenure and when it completed is enough to start. No fee, nothing to sign, and a real answer rather than a hedged one.
