Developers in Willenhall
Willenhall stock that is not earning.
Finished Willenhall units, beds for your site team, or a whole phase under one agreement — each of them a fixed monthly sum rather than a holding cost.
Three Ways We Work
Three ways we work with developers.
Unsold & Slow-Moving Units
We become the tenant on completed stock and pay monthly while you carry on marketing it, with an agreed notice period to get it back. How this works →
Site Team Accommodation
Whole properties near site for the crew, cleaned and serviced, instead of a scatter of travel hotels and loose receipts. How this works →
Whole Block or Phase
One agreement and one payer across a whole phase, instead of a stack of individual lettings and holding costs. How this works →
Willenhall
How we price it
Service charge, ground rent and who insures what all change the net position, so they are settled during pricing rather than discovered after handover.
Willenhall
What to expect once it starts
Heads of terms come before lawyers. Rent, term, break provisions, condition standards and who holds which obligation are agreed in plain language first, so the drafting is a formality rather than a negotiation.
Willenhall
Where this fits, and where it doesn't
It is a poor fit for a property that needs substantial work first. That is a different conversation and usually a different service.
Willenhall
Compliance, plainly
Deposit handling, where it applies, follows the statutory scheme. There is no discretion in it.
Willenhall
Where we draw the line
We do not guarantee returns, and an owner should treat anyone who does with suspicion. Property outcomes depend on things nobody controls.

Getting started
An initial conversation is worth more than a form. Most of what matters — constraints, timing, what the owner actually wants — does not fit in a field.

Straight Answers
Read this before you rely on it.
We would rather you heard this from us than found it in a credit check: we operate two properties and have never run a developer scheme. The offer is a contractual one, and it deserves the same scrutiny you would give any new counterparty. Company No. 16187542, and we will hand over what you need to check it properly. On anything larger than a handful of units, expect a rent deposit, a guarantee or a shorter first term to be part of the conversation.
Nothing on this page is a valuation, a financial promotion or investment advice. Terms are specific to the scheme in front of us and are agreed in writing before either side commits.
Your Questions
Before you send us a Willenhall scheme.
Still not sure? Ask us about your property and we'll answer for your specific situation.
Why would we let Willenhall units rather than just discount them?
A discount is permanent and a letting is not. If the sales market is slow rather than broken, income across the slow period plus a break clause for when a buyer appears usually beats cutting the asking price on the last few plots.
What happens to the Willenhall agreement if we sell the block?
The agreement is with the property, so a buyer takes it subject to our lease. That is worth raising with your agent early, because for some buyers an income-producing block is more attractive and for others it is not.
Can you house our site team instead?
That is a separate arrangement we also offer: managed accommodation near site for your own staff and contractors, on one company account with a single monthly invoice.
Who is responsible for gas, electrical and fire safety?
A lease does not make an owner's safety duties disappear and we will not pretend otherwise. Which obligations sit where is written into the agreement before anyone signs, and both solicitors should look at that clause specifically.
Will you sign an NDA before we send Willenhall scheme details?
Yes, without fuss.
