Selling a completed phase plot by plot into a slow market means holding costs on every unsold unit and steady pressure to discount. Letting it as a whole puts one agreement and one payer against the entire phase, with the void risk sitting on our side of the line rather than yours.

You are going to run a credit check on us before you sign anything, so you may as well hear this from us first. Maine Property Solutions Ltd is a young company. We operate two properties of our own, in Coventry, and we have not yet run a developer scheme. What we are offering you is a contract, not a track record — so please treat it like one.

  • Check our covenant before you rely on the rent. Company No. 16187542. Ask us for our filed position and we will send it without being asked twice.
  • A single unit is straightforward. One company let, one monthly payment, and the exposure on both sides is small enough to be sensible.
  • A block or a phase should get a harder look. Expect us to discuss a rent deposit, a guarantee or a shorter initial term. We would ask for exactly the same in your position.
  • We are not your sales agent. We do not market units for sale, we do not buy stock, and we will say so on the first call rather than three weeks in.

How big a block can you actually take?

Honestly: smaller than you might hope. We operate two properties of our own today, so a whole-block agreement is a serious step up for us and you should price that risk rather than take our word for it. Send it anyway. We will tell you plainly whether it is beyond us, and if it is, we will say so on the first call.

What would you expect on a larger scheme?

Expect us to discuss a rent deposit, a guarantee, a shorter initial term, or a phased take-up where we prove the arrangement on a handful of units before committing to the rest. We would ask for the same in your position and we are not going to be offended by it.

Do you take on the block management as well?

Block management — the freeholder-side job of running communal areas, collecting service charge and handling the building's own compliance — is a separate discipline and not what we are offering. We are talking about occupying and running the residential units. If your block needs a managing agent, that is a different appointment.

Can you take a phase rather than the whole thing?

Usually a better idea for both of us. A completed phase is a cleaner unit of risk than a whole scheme, and it lets both sides find out how the arrangement works in practice before anyone commits to the rest.
