On a large scheme the paperwork carries the weight. A rent deposit, a guarantee or a staged take-up are normal parts of the conversation and we raise them early rather than late. Heads of terms come first, so your funder and your solicitor can see the shape before anyone commits.

What size of scheme do you look at?

Any UK residential scheme, from a single completed phase to a whole building. The larger the scheme, the more the structure matters and we set that out at heads-of-terms stage.

Can a lease sit alongside our sales strategy?

Yes. Break provisions let units come back for sale on an agreed notice period, so a lease can cover the slow part of a sales programme without blocking it.

Do you operate serviced apartments?

Yes. Management of a scheme as serviced apartments runs on a fee from 20% of booking revenue, with a monthly statement per unit and for the building.

What will our lender ask for?

Usually our company details and filed accounts, the proposed agreement and its security. We provide what is needed for their checks.
