Step by Step

Six stages, no surprises.

Stage 1

You Send the Scheme

Location, unit count, tenure, completion date and what you need to happen. Free, no obligation, and no meeting required to get to an answer.

Stage 2

We Review It

We look at what the units would realistically achieve in that location, what running them would involve, and whether the scheme is within our reach. If it is not, you hear that here rather than later.

Stage 3

We Price It

A rent we can commit to for the whole term, with the reasoning behind it. Not a headline figure we quietly revise once you have planned around it.

Stage 4

Heads of Terms

Rent, term, break clause, condition standards, who holds which obligation and what happens if either side wants out. Written down and agreed before any lawyer starts drafting.

Stage 5

The Agreement

A company let drawn up and reviewed by both solicitors. This is also where you run your covenant check on us, and we will hand over what you need to do it properly.

Stage 6

Handover and Rent

Schedule of condition, keys, certificates. The rent starts and is paid on the same date each month for the term, occupied or not.

Straight Answers

Where we actually are.

You are going to run a credit check on us before you sign anything, so you may as well hear this from us first. Maine Property Solutions Ltd is a young company. We operate two properties of our own, in Coventry, and we have not yet run a developer scheme. What we are offering you is a contract, not a track record — so please treat it like one.

  • Check our covenant before you rely on the rent. Company No. 16187542. Ask us for our filed position and we will send it without being asked twice.
  • A single unit is straightforward. One company let, one monthly payment, and the exposure on both sides is small enough to be sensible.
  • A block or a phase should get a harder look. Expect us to discuss a rent deposit, a guarantee or a shorter initial term. We would ask for exactly the same in your position.
  • We are not your sales agent. We do not market units for sale, we do not buy stock, and we will say so on the first call rather than three weeks in.

Nothing on this page is a valuation, a financial promotion or investment advice. Any figures discussed are specific to the scheme in front of us and are agreed in writing before either side commits.

How long does the whole thing take?

From a clear enquiry to an agreed heads of terms is usually a short conversation rather than a long process, because there is not much to negotiate on a single unit. The agreement itself moves at whatever pace the two solicitors move. The genuine bottleneck is almost always compliance paperwork, not legals.

Do we need solicitors involved?

Yes, and you should want them to be. We are asking you to grant a lease to a company. Your solicitor should read it, and we will not ask you to sign anything on a handshake.

What does it cost to get an answer?

Nothing. There is no fee to send us a scheme, no fee for the review, and no obligation at the end of it. If it does not work we will tell you why.

What if we change our mind halfway through?

Until the agreement is signed there is nothing binding on either side. After it is signed, the break provisions we agreed are what govern — which is exactly why they get discussed properly at heads of terms rather than glossed over.
