Developers in Yorkshire
Yorkshire stock that is not earning.
For developers and housebuilders across Yorkshire — completed units on a company let, beds for the site team, or a whole phase under one agreement. A fixed monthly sum, occupied or not.
Three Ways We Work
What we can take on.
Unsold & Slow-Moving Units
Completed stock taken on a company let with a fixed monthly rent, and a break clause so you keep vacant possession for a sale. How this works →
Site Team Accommodation
Site team accommodation arranged and managed, so your people are housed together and the paperwork arrives monthly. How this works →
Whole Block or Phase
A block or completed phase let and run under one agreement, rather than sold plot by plot into a slow market. How this works →

How the numbers are worked out
If the numbers do not work we say so and explain why. A scheme priced badly to win the instruction becomes a scheme we cannot service, and that is worse for a developer than an early no.
Yorkshire
What to expect once it starts
There is one point of contact rather than a rota. Whoever you agree the terms with is who you speak to when something needs sorting out.
Yorkshire
Who gets the most from it
An owner who has been let down before usually wants to know what happens when something goes wrong rather than what happens when it goes right. That is the correct question to ask.
Yorkshire
The paperwork that has to be right
Where a council requires planning consent for a particular use, that is a question for the council and not for us to answer on their behalf. We will point an owner at the right place.
Yorkshire
What we won't do
We do not use a landlord's property to test something we have not done before.
Yorkshire
How to begin
Send the property details and any photographs or an online link. That is usually enough for a first view on whether it is worth going further.
Coverage
Towns we cover across Yorkshire.
Straight Answers
The part that does not flatter us.
Be sceptical, and check us properly. We operate two properties, we have not run a developer scheme, and a rent is only ever worth what the company behind it is worth. Company No. 16187542, and we will hand over what you need to check it properly. On anything larger than a handful of units, expect a rent deposit, a guarantee or a shorter first term to be part of the conversation.
Nothing on this page is a valuation, a financial promotion or investment advice. Terms are specific to the scheme in front of us and are agreed in writing before either side commits.
Your Questions
Yorkshire developer questions.
Still not sure? Ask us about your property and we'll answer for your specific situation.
Why would we let Yorkshire units rather than just discount them?
A discount is permanent and a letting is not. If the sales market is slow rather than broken, income across the slow period plus a break clause for when a buyer appears usually beats cutting the asking price on the last few plots.
What happens to the Yorkshire agreement if we sell the block?
The agreement is with the property, so a buyer takes it subject to our lease. That is worth raising with your agent early, because for some buyers an income-producing block is more attractive and for others it is not.
Can you house our site team instead?
That is a separate arrangement we also offer: managed accommodation near site for your own staff and contractors, on one company account with a single monthly invoice.
Who is responsible for gas, electrical and fire safety?
A lease does not make an owner's safety duties disappear and we will not pretend otherwise. Which obligations sit where is written into the agreement before anyone signs, and both solicitors should look at that clause specifically.
Will you sign an NDA before we send Yorkshire scheme details?
Yes, without fuss.
