We would rather you heard this from us than found it in a credit check: we operate two properties and have never run a developer scheme. The offer is a contractual one, and it deserves the same scrutiny you would give any new counterparty. Company No. 16187542, and we will hand over what you need to check it properly. On larger schemes a deposit, a guarantee or a staged take-up is the normal answer, not a sign of reluctance.

Do you actually pay if a Brighouse unit sits empty?
Yes. The rent is a fixed monthly sum under the agreement, payable whether or not anyone is staying in the property. The void risk moves to us, which is why the figure sits below the best a unit might achieve in a strong month.
Can we keep marketing the Brighouse units for sale?
Yes, and most developers do. A break clause lets you recover vacant possession on an agreed notice period once you have a buyer, and viewings are arranged with reasonable notice.
Is this an AST?
No. It is a company let: Maine Property Solutions Ltd becomes the tenant and carries the rent obligation. Your solicitor should read the agreement before you sign it, and we would expect them to.
How many Brighouse units would you take?
A single unit is straightforward. A whole block is a bigger step and will get a more cautious answer, because we are a small company - we would rather say that on the first call than three weeks into your programme.
