West Midlands councils need whole, self-contained homes for households they have a duty to house. We take the whole property on a company let agreement, pay you a fixed monthly sum and offer the home to councils for whole-home placements.
How It Works

You let the home to us
A company let agreement with Maine Property Solutions Ltd as the lessee and one fixed monthly sum to you.
We place households through councils
The home is offered to a council for a whole-home placement. The council is our counterparty for the placement and the household's stay.
We look after the home
Inspections, repairs reporting, cleaning between placements and the certificates kept current.
What the Home Needs
Whole homes only, never room by room.
Councils place households in whole, self-contained homes and that is the only way we take a property for council housing.
- A self-contained house or flat with its own kitchen and bathroom
- In good repair, with current gas, electrical and EPC certificates
- A fire risk assessment and working detection suited to the property
- Written consents that name council placements: the mortgage lender, the freeholder for a leasehold flat and the insurer
Councils' Own Schemes
Compare it with the council's own leasing scheme.
Many councils run private sector leasing schemes of their own and some pay incentives. Their terms are worth comparing with a company let from us: length of lease, rent, who repairs what and how the home is handed back. If the council's own scheme suits you better, take it.

Who is the council's counterparty?
Maine Property Solutions Ltd. You let the home to us on a company let agreement; we deal with the council for each placement.
Do you place people room by room?
No. Council placements with us are whole homes only, which keeps the property a single household and avoids the licensing and planning issues that sharing brings.
What consents will I need?
Written consent that names council placements from your mortgage lender, from the freeholder if the property is leasehold and from your insurer.
Is the monthly sum paid if the home is empty?
Yes. Under a company let agreement the fixed monthly sum is paid whether or not a household is placed.
