Off-Market in Yorkshire

A quieter way to sell or let in Yorkshire.

A house, a flat, a block or a whole portfolio in Yorkshire: register it for a quiet sale to investors on our list, let it to us on a company let, or hand it over to be managed.

Three Routes

Pick the route that fits.

Sell It Quietly

An off-market sale for owners who want privacy or a quick, certain exit. You pay nothing; the buyer pays our fee. How a quiet sale works →

Let It to Us

Swap the uncertainty for a fixed figure. A company let with us as the lessee, paid monthly, occupied or not. How a company let works →

We Run It

Full management for owners who want to keep the asset: from 20% of what the property earns, nothing if it earns nothing. How management works →

What a listing gives away

A property that has been listed and withdrawn carries that history with it. Starting off-market means the choice to list is still yours, untouched, if the quiet routes do not suit. Tenants often hear about a sale from the listing. A quiet route lets you plan the conversation with them first, or register the property as it is with the tenancy in place.

Yorkshire

The sale route

Registering a property commits you to nothing. The details sit on our off-market register, investors on our list make any offer below open market value and a sale goes ahead only if you accept one.

Yorkshire

Choosing between the three

Owners of converted buildings and small blocks often want one counterparty rather than many tenants. A company let across the building gives them that and management unit by unit keeps more of the upside.

Yorkshire

If you would rather keep it

Letting to us can carry a break clause, so the property can come back for a sale when the market suits. Many owners use a company let to bridge a slow sales market. If you would rather keep the property, it can be let to us on a company let agreement: Maine Property Solutions Ltd as the lessee, one fixed sum every month and the void risk with us. Or keep full control of the income with management from 20% of booking revenue.

Yorkshire

More than one property

One counterparty for many properties means one set of terms, one payment date and one point of contact, however many homes are involved. A converted building with several flats works like a small block: one agreement for the building, or management of each flat with one statement for the whole.

Agents: a second route for your client

Agents are welcome to send a postcode and a line about what the client wants. We come back to the agent about how a lease or management route could work.

What we will ask for

A mutual NDA is available before you send anything sensitive. Documents are used only for your enquiry and are not passed on without your agreement.

Starting the conversation

Owners, estate agents and letting agents can all send a property. Agents' introductions go through the agent, not around them.

Your Questions

Selling or letting in Yorkshire: your questions.

Still not sure? Tell us about the property and we will come back to you.

Can I still use an agent later?

Yes. Nothing about talking to us stops you listing with an agent afterwards.

Do you take new-build units in Yorkshire?

Yes. Completed units can go on a company let while they are marketed, with a break clause for a sale.

Is the monthly sum paid if the property is empty?

Yes. Under a company let agreement the fixed monthly sum is paid whether or not anyone is staying.

Can estate agents send us properties?

Yes. Introductions go through the agent and the agent keeps the client.

Tell us about the Yorkshire property.

Share as much or as little as you like at the start. A postcode and what you want is enough.
