What is serviced accommodation management?
Serviced accommodation management is a fully managed service where we run your property as a premium short-let. We handle listing, dynamic pricing, guest communication, cleaning, maintenance, and reporting, so you collect the income without the day-to-day work.
How much more could my property earn as serviced accommodation?
Managed well as serviced accommodation, a property can earn up to 40% more income than a traditional long-term let. Actual returns depend on location, property type, and seasonality, which is why we provide a free, no-obligation appraisal with a projected earnings estimate.
What does it cost, and are there any upfront fees?
Our Fully Managed service starts from 12%, all-in with no finder's fees. There are no hidden fees and no upfront costs. If you prefer certainty, our Guaranteed Rent option pays you a fixed monthly amount regardless of bookings.
What is Guaranteed Rent and how is it different?
With Guaranteed Rent we pay you a fixed monthly income on the same date every month, whether the property is booked or not. We absorb the occupancy risk and bundle in full management, including guest handling, cleaning, and maintenance, as standard.
How quickly can my property go live?
Typically within 7 days. After an initial consultation we prepare and style the property, arrange professional photography and listings, then go live across 30+ platforms, usually all within a week from the first call.
Which booking platforms will my property be listed on?
Your property goes live across 30+ platforms, including Airbnb, Booking.com, Vrbo, Rightmove, Zoopla, and SpareRoom. All channels are synchronised so you never get a double booking.
Who looks after the guests and cleaning?
We do, end to end. Our team provides round-the-clock guest care, manages arrivals and departures via smart locks, key safes, or meet-and-greet, and arranges hotel-grade turnover cleaning with fresh linen between every stay.
Will my property be kept safe and compliant?
Yes. Before any guest arrives we audit the property against every legal and safety requirement, including gas certificates, electrical testing, fire safety, and council regulations. Every booking is screened, and we use noise monitoring and regular property checks to protect your asset.
