West Midlands
Local teams, professional standards.
Home to the UK's second-largest city, the West Midlands is a hotspot for serviced accommodation. Corporate travellers flood the region for conferences and events, while ongoing regeneration projects are transforming entire neighbourhoods. Whether your property sits in central Birmingham or suburban Solihull, there is strong, year-round demand waiting to be captured.
- Birmingham's conference venues and business district drive midweek corporate bookings
- Coventry's cultural revival and university population fuel consistent occupancy
- The NEC, Resorts World, and Birmingham Airport bring visitors 365 days a year
- HS2 and city-centre regeneration are pushing property values and nightly rates upward
- A large student and young professional population creates a reliable tenant pipeline

What we look for in Rugby guaranteed-rent properties
Not every Rugby property is a fit for guaranteed rent. We look at location relative to Rugby's SA demand drivers, property type and bedroom count, condition and any compliance items that need addressing, and what the realistic SA yield looks like on similar Rugby properties we already manage. If the numbers stack up we offer a fixed monthly figure for the agreed term; if they don't, we say so honestly.
Owners who've been through the process with us tell us the assessment itself is useful even if the property doesn't fit guaranteed rent — it's an honest read on what the Rugby property could earn and what would need to change to lift it.

Rugby
How the numbers are worked out
The figure is fixed for the term, so it has to be built on what the property does in a bad month as well as a good one.
Rugby
What to expect once it starts
Everything material is in writing. A verbal assurance is worth nothing to either side twelve months later.
Rugby
Who gets the most from it
First-time landlords are welcome, and they get told more than they ask for rather than less.
Rugby
The paperwork that has to be right
Where a council requires planning consent for a particular use, that is a question for the council and not for us to answer on their behalf. We will point an owner at the right place.
Rugby
The limits, stated up front
We do not advise on finance or tax. Those are jobs for a broker and an accountant, and we will say so rather than improvise.
Rugby
The first step
An owner with several properties should say so early — it usually simplifies things rather than complicating them.

Your Questions
Common questions about Rugby.
Still not sure? Ask us about your property and we'll answer for your specific situation.
How does guaranteed rent work in Rugby?
We agree a fixed monthly figure and pay it whether the property is occupied or not. We take on the letting, the management and the void risk; you get a predictable income and no calls.
What figure would I get?
That depends on the property and the local demand picture, and we will not quote a number before we have appraised it. Any figure given before an appraisal is a guess, and a guess is not something you can plan around.
Who pays for repairs?
Day-to-day management and minor items sit with us. Structural items and anything that is the landlord's statutory responsibility stay with you, and the agreement sets out which is which before you sign.
How long is the agreement?
Terms are agreed per property. Longer terms usually support a better monthly figure because they reduce our risk.
