Since the Renters' Rights Act changes of 1 May 2026, many landlords are reviewing what they own. Some sell with tenants in place, some sell vacant and some keep the property and hand over the day to day.
What Changed
The rules that shape the exit.
In England, from 1 May 2026:
- Section 21 notices can no longer be served and fixed terms became periodic tenancies
- Selling with vacant possession now needs a possession ground: the selling ground needs 4 months' notice
- The selling ground cannot be used in the first 12 months of a new tenancy
- Rent can rise once a year, with at least 2 months' notice

Tenanted property suits the first route as it is. Management and a company let both need vacant possession.

We do not buy your house. Maine Property Solutions is not the buyer and makes no offers of its own. We introduce properties to investors on our list and any offer comes from them.
You pay us nothing. Not now, not on completion. We are paid by the buyer we introduce you to. That amount is agreed in writing and we tell you what it is before you commit to anything.
Investors buy below open market value. They trade a lower price for speed and certainty, so an offer will be lower than a full open-market sale through an estate agent would be expected to achieve.
If price matters most, use an estate agent. An open-market sale is expected to achieve more. Take independent legal advice before agreeing to anything: a solicitor acting for you, not for a buyer.

Can I sell a rental property with tenants in place?
Yes. A tenanted property can be sold as it is to an investor who wants it let. Investors on our list buy below open market value in exchange for speed and certainty.
How much notice do I need to sell with vacant possession?
In England, since 1 May 2026, the selling ground needs 4 months' notice and cannot be used in the first 12 months of a new tenancy. Take advice before serving any notice.
Can I keep the property and stop dealing with it day to day?
Yes, once it is vacant. Full management from 20% of booking revenue or a company let agreement with us as lessee both take the day to day off you.
Do you charge landlords to sell?
No. The buyer pays our fee and you will know the amount before you agree to anything.
