West Midlands
What we do behind the scenes for you.
Home to the UK's second-largest city, the West Midlands is a hotspot for serviced accommodation. Corporate travellers flood the region for conferences and events, while ongoing regeneration projects are transforming entire neighbourhoods. Whether your property sits in central Birmingham or suburban Solihull, there is strong, year-round demand waiting to be captured.
- Birmingham's conference venues and business district drive midweek corporate bookings
- Coventry's cultural revival and university population fuel consistent occupancy
- The NEC, Resorts World, and Birmingham Airport bring visitors 365 days a year
- HS2 and city-centre regeneration are pushing property values and nightly rates upward
- A large student and young professional population creates a reliable tenant pipeline

Local Demand
Serviced accommodation in Worcester: where the guests come from
Worcester's SA demand profile is shaped by the businesses, projects, and travellers that pull people into the city for medium-length stays. Contractor stays from Worcester's industrial base and infrastructure projects sit alongside relocation moves, family visits, and the steady trickle of corporate stays at the larger employers. Each of those guest types has different booking lead times, different length-of-stay patterns, and different rate tolerances — and a property managed without that segmentation in mind tends to default to the lowest-yielding option.
Our Worcester operation is set up to capture the higher-yielding segments first. Contractor and corporate enquiries get prioritised when the calendar fits, channel mix is tuned to Worcester's actual demand sources, and pricing flexes for length-of-stay rather than treating every booking the same.

Worcester
How we price it
Rate-setting is a daily job. Lead time, competing supply, day of week and local demand all pull in different directions, and the gap between an averagely-priced calendar and a well-priced one is not small.
Worcester
The process, step by step
Maintenance is triaged rather than escalated. Most issues are small; the skill is knowing which ones are not and dealing with those before a guest is affected.
Worcester
Where this fits, and where it doesn't
The owners who get most from it are the ones who tell us their constraints early: dates they need, works they will not fund, tenants they will not take. Constraints are easy to design around and awkward to discover.
Worcester
Compliance, plainly
Fire safety equipment is specified by use, not by preference. Getting it wrong is the kind of mistake that only surfaces at the worst moment.
Worcester
Things we don't do
We do not market a property an owner has asked us to keep private. Confidentiality is not a premium service.
Worcester
The first step
We would rather spend longer on the first conversation and less on fixing a misunderstanding later.

Your Questions
Worcester questions, answered.
Still not sure? Ask us about your property and we'll answer for your specific situation.
Is my Worcester property suitable for short lets?
It depends on location, layout, parking and what drives visitors to the area. We appraise before we commit and we will tell you if the answer is no — a property that does not suit short-let demand costs us both money.
What compliance do I need?
Gas safety certificate, electrical installation condition report, PAT testing where relevant, fire safety equipment, and appropriate insurance. Some councils also require planning permission or a licence for short lets — we will point you at your council's current position rather than guess it.
How is pricing set?
Nightly rates move with demand — day of week, season, local events, how far ahead the booking is. Static pricing is the most common reason a short let underperforms.
What if I want to stop?
There is a notice period, set out in the agreement before you sign. We do not lock landlords into terms they did not read.
