What does it cost to work with you, and when do fees apply?

Joining the investor list is free — no subscription, no registration fee. A sourcing fee applies only if you choose to proceed with a specific opportunity; it's agreed per deal, in writing, before you commit, and payable only on completion. If you later hand the property to us to manage, our management fees are the same transparent terms our landlords get.

How are opportunities vetted before I see them?

Every opportunity is checked for genuine value-add potential: honest condition and works scope with structural risks flagged, end values taken from what comparable finished properties nearby actually sold or let for, and a credible exit — sell, rent, or run as serviced accommodation. If we can't see a workable deal, it doesn't reach the list.

Are you regulated?

Maine Property Solutions Ltd (Company No. 16187542) is a member of Property Redress and registered with the ICO for data protection. Sourcing and management are not FCA-regulated activities: we introduce properties, you buy in your own name, and nothing we provide is investment advice.

Do you help with the refurb?

We're a sourcing and management business, not a building contractor — the project is yours to run. The deal pack gives you an honest view of the scope and risks, and we're happy to introduce the vetted trades we use across the properties we manage.

What are the typical timescales?

Matching depends on your criteria — it can take weeks or months for the right opportunity to surface, and we won't send filler in between. Sellers who come to us usually want a fast, hassle-free sale, so once you commit, deals tend to move quickly.

Is there a minimum investment budget?

There's no fixed minimum — opportunities surface at different price points across the UK. Remember to budget for the works and purchase costs on top of the price, not just the asking terms. Tell us your range honestly and we'll tell you honestly what it can achieve.

Do I need to be UK-based?

No, but be realistic: running a refurb remotely needs a team on the ground you trust. Some remote investors prefer lighter-works deals, or buy-and-hold exits where our team runs the property as serviced accommodation after the works are done.

What happens after I register?

We save your criteria and contact you only when an opportunity matches — no newsletters, no spam. You can update your criteria or come off the list at any time by emailing or calling us.

What are my exit options once the works are done?

Three, and the deal pack weighs them for each property: sell on for your margin; refurb to rent (standard tenancy or HMO); or hand it to our team to run as serviced accommodation — typically up to 40% more income than a traditional let, fully managed with a monthly statement. Fully Managed runs on a 12-month initial term, then month to month, with 2 months' notice either way.
