What is the difference between fully managed and guaranteed rent?
Fully managed means you keep the upside and carry the voids; we take a percentage of what the property earns. Guaranteed rent means we pay you a fixed sum every month whether it is booked or not, and we carry the voids. One trades certainty for ceiling.
Do you cover the whole of Dairycoates?
We work across Dairycoates and the surrounding area. Whether a specific street suits short-let demand is a different question from whether we cover it, and the appraisal answers that one.
Who pays for cleaning and linen?
Cleaning is charged to the guest as a fee where the channel allows it. Anything not covered that way is set out in the agreement so there are no surprises on the statement.
