South East
What we do behind the scenes for you.
The South East's demand is dispersed across multiple strong markets — Thames Valley tech corridor, the M25 business belt, Gatwick's catchment, and the university cities of Bletchley, Reading, and Brighton. Airport stopover demand alone keeps occupancy solid in Gatwick- and Heathrow-adjacent properties; academic conference peaks at the universities add premium-rate weekends. The region's property prices are high, but so is the quality of the demand.
- Gatwick and Heathrow drive consistent overnight stopover demand
- The Thames Valley tech corridor generates corporate contractor stays
- Bletchley, Reading, and Brighton's academic calendar creates conference and graduation peaks
- Local regeneration projects and infrastructure investment are supporting property values across the South East
- A large student and young professional population creates a reliable tenant pipeline

Bletchley SA: what an owner sees each month
Owners working with us on a Bletchley property get a monthly statement that itemises everything — gross income by channel, cleaning and supplies, channel fees, occupancy and ADR by week. The number at the bottom is what arrived in their bank account. If the Bletchley property out-earned the previous month we explain why; if it under-earned, we explain that too, with a plan for the month ahead.
Beyond the monthly statement, we share a quarterly review that covers what's working in Bletchley, what isn't, and what we'd suggest the owner consider — pricing changes, photography refresh, channel additions, anything that nudges the Bletchley property's earnings up over the next 90 days.

How the numbers are worked out
Every rate change is a trade between occupancy and yield per night, and the right side of that trade depends on how much of the month is already committed.
Bletchley
How the work gets done
The first month is the noisiest. Rates are being calibrated against real booking behaviour rather than an estimate, and that is when the calendar tells you what the property is actually worth.
Bletchley
Who gets the most from it
Where a property is genuinely unsuitable, saying so early costs one conversation. Saying so late costs both sides money.

Certificates, licensing and insurance
Compliance is not optional and it is not quick to retro-fit. Gas safety, electrical condition, fire equipment and the right insurance all need to be in place before anything goes live, and a missing certificate is the most common cause of a delayed start.
Bletchley
Things we don't do
We are not a building contractor. Where work is needed we introduce the trades we use, and the contract for that work sits between the owner and the trade, priced before it starts.
Bletchley
Where to start
An initial conversation is worth more than a form. Most of what matters — constraints, timing, what the owner actually wants — does not fit in a field.
Your Questions
The questions we get most in Bletchley.
Still not sure? Ask us about your property and we'll answer for your specific situation.
Is my Bletchley property suitable for short lets?
It depends on location, layout, parking and what drives visitors to the area. We appraise before we commit and we will tell you if the answer is no — a property that does not suit short-let demand costs us both money.
What compliance do I need?
Gas safety certificate, electrical installation condition report, PAT testing where relevant, fire safety equipment, and appropriate insurance. Some councils also require planning permission or a licence for short lets — we will point you at your council's current position rather than guess it.
How is pricing set?
Nightly rates move with demand — day of week, season, local events, how far ahead the booking is. Static pricing is the most common reason a short let underperforms.
What if I want to stop?
There is a notice period, set out in the agreement before you sign. We do not lock landlords into terms they did not read.
