Home/Care providers/Brierley Hill

West Midlands

Care-sector property in Brierley Hill.

Maine Property Solutions is a property company. We find, prepare and manage buildings — we do not provide care, support or supervision, and we are not registered with CQC or Ofsted. Care and support in any property we manage is provided by the registered provider, not by us.

We have not yet placed a property with a provider in Brierley Hill. Tell us the specification and we will look for it.

The property side

Property for care providers in Brierley Hill

The buildings this sector needs in Brierley Hill are mostly ordinary residential stock — houses and flats, prepared properly, rather than purpose-built facilities.

We would be a landlord or a building manager. Not a care provider, not a support provider, and not a party to any care contract.

It starts with a specification in writing — bedrooms, layout, adaptation, location, tenure, term and the certificates the building must carry. Without that, a search is guesswork.

The West Midlands is where Maine Property Solutions is registered — Office 1, Izabella House, Birmingham — and where our two properties sit. That is proximity, not presence in Brierley Hill, and we would not describe it as anything more.

Three of the fourteen

What the property has to be, sector by sector

Each of these buys a different building for a different reason, and West Midlands is no exception. Three are set out here; the rest have their own pages.

Probation Accommodation (CAS3)

Individual self-contained units, plus two, three and four bedroom properties. Ordinary residential stock, in other words, at a scale most landlords already own.

Veterans' Supported Housing

Accommodation for one person at a time rather than for families. That is a clear brief and it points at studio and one-bedroom stock, or at shared houses with the HMO consequences that follow.

Specialist & Adapted Housing

The numbers are specific and they drive the build. Putting in a level access shower means constructing a full wet room and a ceiling that can carry a 200kg hoist. At Category 3 the entrance storey has to be reachable without steps and the controls have to sit within a reduced reach range. Room-by-room turning space is set out too, including 1200mm by 1200mm inside every bedroom doorway. Wheelchair adaptable is the default; wheelchair accessible applies only where a planning condition says so.

What we can do, and what we cannot

What we can do

  • Find property against a written specification — size, layout, location, adaptation, tenure and the compliance set the building has to carry.
  • Prepare it: works, furnishing, certificates and the paperwork a provider or a commissioner will want to see before it takes the building on.
  • Manage the building afterwards, if that is what is wanted — repairs, contractors, certificate renewals and the landlord side of the relationship.
  • Put the proposed terms, the works and the timetable in front of you in writing before anything is committed.

What we do not do

  • We do not provide care, support or supervision, of any kind, to anyone.
  • We are not registered with CQC and we are not registered with Ofsted. A landlord letting a building to a care provider is carrying on neither regulated activity and has nothing to register.
  • We do not employ, supply or manage care or support staff, and we make no claim about the vetting of anyone else's.
  • We hold no framework place, no contract and no position on any supplier list with any council, health body or government department.
  • We hold no care-sector placement anywhere. Maine Property Solutions operates two properties, both in Coventry, and has no managed instruction in any sector.

Source property against a written specification, prepare it, and manage the building afterwards if that is wanted. Everything about care, support, supervision and staff stays with the provider.

What a Brierley Hill landlord should know. Dudley's Article 4 direction has covered the whole borough since 15 September 2023, no short-let restriction is on record for Dudley MBC as at July 2026, and the council applies a 100% council tax premium on empty furnished property. The town is being rebuilt around the stock: a £20 million Local Regeneration Fund package covering Brierley Hill Civic, the police station, the Moor Centre and a public square at the Metro terminus; the DY5 enterprise zone centred on the Waterfront; and phase 2 of the West Midlands Metro running 4 km from Flood Street to Merry Hill Waterfront with five new stops, opening 2028. We hold 25 Evers Street DY5 ourselves on a guaranteed rent lease, so this is not a market we have only read about.
