Maine Property Solutions is a property company. We find, prepare and manage buildings — we do not provide care, support or supervision, and we are not registered with CQC or Ofsted. Care and support in any property we manage is provided by the registered provider, not by us.
We are looking for our first placement in this sector. Tell us the specification and we will look for it.
The property side of a care placement is a separate job from the care side, with a different regulator and a different set of documents. That separate job is the one we do.
Fourteen sectors
Every sector has a different building behind it
These are not variations on a theme. They differ on who commissions them, who holds the registration, how the money reaches the landlord, what the property has to be, what the lease looks like and which certificates attach to the building. Each has its own page.
Supported Living (Learning Disability & Autism)
Supported living is housing let to the person, with their care bought separately by the council.
Supported Living (Mental Health)
Housing is the practical constraint on discharge from a mental health hospital.
Children's Residential Homes
A children's home is the one setting in this lane where registration attaches to the individual home rather than to the organisation — and where planning permission is a precondition of that registration.
Temporary Accommodation
Temporary accommodation is the one sector in this lane where the council itself is usually the counterparty, and where the direction of travel in the specification is unusually clear: away from shared facilities and toward self-contained units.
Asylum Dispersal Accommodation
Asylum accommodation is procured centrally by the Home Office through a small number of prime contractors.
Probation Accommodation (CAS3)
CAS3 is transitional accommodation for people leaving prison without a settled address.
Substance Misuse Recovery Housing
Recovery housing is where the CQC boundary is genuinely subtle.
Veterans' Supported Housing
Veterans' supported housing is a small, tightly funnelled sector with an operator eligibility rule that decides at the outset who can be in it — and a private company is not on that list.
Refugee Resettlement Housing
Resettlement is Home Office money delivered by councils.
Emergency & Crisis Placement
Emergency placement is same-day.
Care Staff Accommodation
This is the one sector in the lane where nobody is being cared for in the building.
Extra Care Housing (Older People)
Extra care is self-contained housing with communal facilities and care staff on site around the clock.
Rough Sleeper Accommodation
This is the one sector in the lane where the LANDLORD is the party that has to be registered — with the Regulator of Social Housing, not with CQC.
Specialist & Adapted Housing
Adapted housing is the sector where the work is structural and the specification is measured in millimetres.

What we can do
- Find property against a written specification — size, layout, location, adaptation, tenure and the compliance set the building has to carry.
- Prepare it: works, furnishing, certificates and the paperwork a provider or a commissioner will want to see before it takes the building on.
- Manage the building afterwards, if that is what is wanted — repairs, contractors, certificate renewals and the landlord side of the relationship.
- Put the proposed terms, the works and the timetable in front of you in writing before anything is committed.
What we do not do
- We do not provide care, support or supervision, of any kind, to anyone.
- We are not registered with CQC and we are not registered with Ofsted. A landlord letting a building to a care provider is carrying on neither regulated activity and has nothing to register.
- We do not employ, supply or manage care or support staff, and we make no claim about the vetting of anyone else's.
- We hold no framework place, no contract and no position on any supplier list with any council, health body or government department.
- We hold no care-sector placement anywhere. Maine Property Solutions operates two properties, both in Coventry, and has no managed instruction in any sector.
The one fact everything here rests on
Registration follows the care provider, not the building
CQC registers the legal entity carrying on the regulated activity — not the location, and not the freeholder. Personal care delivered where someone already lives is the regulated activity. A landlord who leases a house to a care provider, where the residents hold their own occupancy agreements and the provider delivers the care, is carrying on neither that activity nor the separate activity of providing accommodation together with nursing or personal care. That is the whole model, and it is also why we may never describe ourselves as being registered with CQC.
Two sectors invert that. In children's residential homes the registration attaches to each individual home and planning permission is a precondition of it. Under the rough sleeper programme it is the landlord that must be registered, with the Regulator of Social Housing — and we are not.
