Home/Care providers/Salisbury

South West

Care-sector property in Salisbury.

Maine Property Solutions is a property company. We find, prepare and manage buildings — we do not provide care, support or supervision, and we are not registered with CQC or Ofsted. Care and support in any property we manage is provided by the registered provider, not by us.

Tell us the specification you need in Salisbury — the number of bedrooms, the access, the planning position and the lease length — and we will look for a property that meets it.

The property side

Property for care providers in Salisbury

Housing and care are bought separately in this sector, including in Salisbury. Two contracts, usually two payers, and two very different sets of obligations.

We would sit on the landlord side of the line. The provider holds the registration, the care contract and the relationship with the commissioner; we hold the building.

Give us the specification and a date. Those two things decide whether a property is worth looking at, and they decide it quickly.

Property in Salisbury is sourced from our Birmingham office. Once a building is taken on we handle the lease, the repairs and the compliance certificates.

Three of the fourteen

What the property has to be, sector by sector

Each of these buys a different building for a different reason, and Wiltshire is no exception. Three are set out here; the rest have their own pages.

Children's Residential Homes

Small houses, not institutions. The sector runs at a mean of roughly three to four places per home, which means ordinary residential stock in ordinary streets — and it means the property that works is the property that reads as a family home rather than a facility.

Temporary Accommodation

Self-contained nightly paid accommodation is now the dominant form and bed and breakfast use is falling sharply. The disfavoured category is defined by shared toilet, washing or cooking facilities between households — so a unit with its own bathroom and kitchen sits on the right side of the line. There is also a statutory pull toward accommodation inside the authority's own district, which makes local stock worth more than distant stock.

Substance Misuse Recovery Housing

Shared houses are common in this sector, which means HMO status is the norm rather than the exception. Location relative to treatment services and to a recovery community matters more here than square footage.

The line, drawn plainly

What we can do, and what we cannot

What we can do

  • Find property against a written specification — size, layout, location, adaptation, tenure and the compliance set the building has to carry.
  • Prepare it: works, furnishing, certificates and the paperwork a provider or a commissioner will want to see before it takes the building on.
  • Manage the building afterwards, if that is what is wanted — repairs, contractors, certificate renewals and the landlord side of the relationship.
  • Put the proposed terms, the works and the timetable in front of you in writing before anything is committed.

What we do not do

  • We do not provide care, support or supervision, of any kind, to anyone.
  • We are not registered with CQC and we are not registered with Ofsted. A landlord letting a building to a care provider is carrying on neither regulated activity and has nothing to register.
  • We do not employ, supply or manage care or support staff, and we make no claim about the vetting of anyone else's.
  • We hold no framework place, no contract and no position on any supplier list with any council, health body or government department.
  • We hold no care-sector placement anywhere. Maine Property Solutions operates two properties, both in Coventry, and has no managed instruction in any sector.

Your Questions

Questions we get asked

Not covered here? Tell us the specification and we will answer for your situation.

How do you find a property in Salisbury?

Against the provider's specification: the number of bedrooms, the access and adaptation needs, the planning position and the lease length. Tell us the specification and we will look for a property that meets it.

Do you provide care or support in Salisbury?

No. We do not provide care, support or supervision, and we are not registered with CQC or Ofsted. Care and support in any property we manage is provided by the registered provider, not by us.

Who would the provider's landlord be in Salisbury?

Maine Property Solutions Ltd, Company No. 16187542, registered at Office 1, Izabella House, 24-26 Regent Place, Birmingham B1 3NJ. We hold the lease with the provider, handle repairs and keep the compliance certificates current.

What would you actually do for a provider in Salisbury?

Source property against a written specification, prepare it, and manage the building afterwards if that is wanted. Everything about care, support, supervision and staff stays with the provider.

A written specification for Salisbury is enough to start. It is also enough for us to say if it is not something we can source.
