Home/Care providers/Cheltenham

South West

Care-sector property in Cheltenham.

Maine Property Solutions is a property company. We find, prepare and manage buildings — we do not provide care, support or supervision, and we are not registered with CQC or Ofsted. Care and support in any property we manage is provided by the registered provider, not by us.

We have not yet placed a property with a provider in Cheltenham. Tell us the specification and we will look for it.

The property side

Property for care providers in Cheltenham

In Cheltenham as everywhere, the registration follows the care provider — never the landlord and never the building. That is what makes a landlord's role in this sector a clean one.

The division is clean and it is worth stating plainly: the building is ours to find and prepare, the care is yours to deliver and to register.

Write the specification down and the rest becomes a search rather than a hope. Size, access, adaptation, tenure, term, and the compliance the building has to carry.

The South West is well outside our Birmingham base. We hold no property in Cheltenham and no local presence there.

Three of the fourteen

What the property has to be, sector by sector

Each of these buys a different building for a different reason, and Gloucestershire is no exception. Three are set out here; the rest have their own pages.

Supported Living (Mental Health)

What is wanted is ordinary housing that works for someone leaving a long hospital stay: self-contained where possible, in a location that supports rather than isolates, and available on a timescale that matches a discharge date rather than a development programme. Published examples of this sector working describe people moving out of long inpatient stays into housing, which is the outcome the buying is measured against.

Veterans' Supported Housing

Accommodation for one person at a time rather than for families. That is a clear brief and it points at studio and one-bedroom stock, or at shared houses with the HMO consequences that follow.

Extra Care Housing (Older People)

Self-contained homes designed to suit older people and to work for someone living with dementia, offered for sale, on shared ownership or for rent, with communal facilities on site and care staff there around the clock. Which planning use class applies is genuinely unresolved between C2 and C3, and that is a live risk on any scheme rather than a technicality.

The line, drawn plainly

What we can do, and what we cannot

What we can do

  • Find property against a written specification — size, layout, location, adaptation, tenure and the compliance set the building has to carry.
  • Prepare it: works, furnishing, certificates and the paperwork a provider or a commissioner will want to see before it takes the building on.
  • Manage the building afterwards, if that is what is wanted — repairs, contractors, certificate renewals and the landlord side of the relationship.
  • Put the proposed terms, the works and the timetable in front of you in writing before anything is committed.

What we do not do

  • We do not provide care, support or supervision, of any kind, to anyone.
  • We are not registered with CQC and we are not registered with Ofsted. A landlord letting a building to a care provider is carrying on neither regulated activity and has nothing to register.
  • We do not employ, supply or manage care or support staff, and we make no claim about the vetting of anyone else's.
  • We hold no framework place, no contract and no position on any supplier list with any council, health body or government department.
  • We hold no care-sector placement anywhere. Maine Property Solutions operates two properties, both in Coventry, and has no managed instruction in any sector.

Your Questions

Questions we get asked

Not covered here? Tell us the specification and we will answer for your situation.

Do you have properties in Cheltenham?

No. Maine Property Solutions operates two properties, both in Coventry, and holds no managed instruction anywhere. We have not yet placed a property with a provider in Cheltenham. If you tell us the specification we will look for it.

Do you provide care or support in Cheltenham?

No. We do not provide care, support or supervision, and we are not registered with CQC or Ofsted. Care and support in any property we manage is provided by the registered provider, not by us.

Do you have a local team in Cheltenham?

No. We are a property company registered at Office 1, Izabella House, 24-26 Regent Place, Birmingham B1 3NJ, and we do not claim an office, a branch or staff in Cheltenham.

What would you actually do for a provider in Cheltenham?

Source property against a written specification, prepare it, and manage the building afterwards if that is wanted. Everything about care, support, supervision and staff stays with the provider.

We would rather be told the specification for Cheltenham and say no than be given a postcode and guess.
