Developers in Basildon

Basildon stock that is not earning.

Finished Basildon units, beds for your site team, or a whole phase under one agreement — each of them a fixed monthly sum rather than a holding cost.

Three Ways We Work

Three things we do.

Unsold & Slow-Moving Units

A finished unit that has not sold earns a fixed monthly sum instead of a council tax bill, and comes back to you when a buyer appears. How this works →

Site Team Accommodation

Site team accommodation arranged and managed, so your people are housed together and the paperwork arrives monthly. How this works →

Whole Block or Phase

A completed phase taken as a unit, with break provisions so you can pull units back if the sales market turns. How this works →

Basildon

How the numbers are worked out

The rent sits below the best a unit might achieve in a strong month, and it should. What you are buying is certainty and the removal of void risk, and that carries a price on both sides of the deal.

Basildon

What actually happens

Both sides use solicitors. We are asking a developer to grant a lease to a company, and nobody should sign that on a handshake.

Basildon

Who this suits — and who it doesn't

Where a property is genuinely unsuitable, saying so early costs one conversation. Saying so late costs both sides money.

Basildon

Compliance, plainly

Compliance is not optional and it is not quick to retro-fit. Gas safety, electrical condition, fire equipment and the right insurance all need to be in place before anything goes live, and a missing certificate is the most common cause of a delayed start.

Basildon

Things we don't do

We do not take on property we do not think will work. Turning something down costs us a fee and saves an owner a year of disappointment.

Basildon

Where to start

The quickest starts are the ones where compliance paperwork is already to hand. It is worth gathering it before getting in touch.

Straight Answers

Straight about our size.

We would rather you heard this from us than found it in a credit check: we operate two properties and have never run a developer scheme. The offer is a contractual one, and it deserves the same scrutiny you would give any new counterparty. Company No. 16187542, and we will hand over what you need to check it properly. A phased start is usually the sensible structure on anything substantial, and we will suggest it before you have to.

Nothing on this page is a valuation, a financial promotion or investment advice. Terms are specific to the scheme in front of us and are agreed in writing before either side commits.

Your Questions

What developers ask us about Basildon.

Still not sure? Ask us about your property and we'll answer for your specific situation.

What do you need from us to price a Basildon scheme?

Location, plot numbers, tenure and the service charge position, the completion date, and your expected sales window. Certificates where they exist. The more of that we have, the less hedged the answer.

How long does it take to get an answer?

The review itself is quick. What usually sets the timeline is compliance paperwork - the EPC, the electrical certificate or the gas safety record arriving - rather than anything on our side.

What condition do the Basildon units come back in?

The standard is agreed before we take them, off a schedule of condition with photographs at handover. Fair wear and tear is expected on a property that has been lived in; anything beyond that is ours to put right.

Do you buy unsold stock?

No. We take property on a lease and pay rent - we are not a cash buyer and we do not make offers on completed units. If something needs work rather than being finished, send it to us and we will see whether it fits an investor on our list.

Are you VAT registered?

Maine Property Solutions Ltd is not VAT registered, so our invoices carry no VAT. VAT on property leases depends on tenure and on whether an option to tax is in place, so take your own advice on your recovery position.

What is finished in Basildon and not selling?

Send us the location, the unit count and your completion date. You will get a straight answer on whether we can take it, and what the agreement would look like — including an honest no.
