Developers in Basingstoke
Basingstoke stock that is not earning.
An empty Basingstoke unit still costs finance, council tax and service charge every month it stands there. We take it on a company let and pay a fixed monthly rent instead.
Three Ways We Work
Three ways we work with developers.
Unsold & Slow-Moving Units
Finished units producing income while they sit on the market, with vacant possession returned on agreed notice. How this works →
Site Team Accommodation
Beds for the people building it: your team together, near site, on one account that invoices once a month. How this works →
Whole Block or Phase
The whole block on one agreement, priced for the term and agreed in writing before anyone commits. How this works →
Basingstoke
How the figure is reached
The rent sits below the best a unit might achieve in a strong month, and it should. What you are buying is certainty and the removal of void risk, and that carries a price on both sides of the deal.
Basingstoke
What to expect once it starts
At the end of the term the property comes back to the standard set out at handover, fair wear and tear excepted. What that standard is was written down before we took it on.
Basingstoke
Where this fits, and where it doesn't
Where a property is genuinely unsuitable, saying so early costs one conversation. Saying so late costs both sides money.
Basingstoke
Certificates, licensing and insurance
Fire safety equipment is specified by use, not by preference. Getting it wrong is the kind of mistake that only surfaces at the worst moment.
Basingstoke
Where we draw the line
We do not guarantee returns, and an owner should treat anyone who does with suspicion. Property outcomes depend on things nobody controls.
Basingstoke
How to begin
Getting in touch costs nothing and commits to nothing. That is not a sales line; it is how the process is set up.
Straight Answers
The part that does not flatter us.
Our size is the first thing you should test. Two properties, no scheme history, and a covenant you are entitled to examine before any of this becomes a plan. Company No. 16187542, and we will hand over what you need to check it properly. A phased start is usually the sensible structure on anything substantial, and we will suggest it before you have to.
Nothing on this page is a valuation, a financial promotion or investment advice. Terms are specific to the scheme in front of us and are agreed in writing before either side commits.
Your Questions
Straight answers for Basingstoke developers.
Still not sure? Ask us about your property and we'll answer for your specific situation.
What do you need from us to price a Basingstoke scheme?
Location, plot numbers, tenure and the service charge position, the completion date, and your expected sales window. Certificates where they exist. The more of that we have, the less hedged the answer.
How long does it take to get an answer?
The review itself is quick. What usually sets the timeline is compliance paperwork - the EPC, the electrical certificate or the gas safety record arriving - rather than anything on our side.
What condition do the Basingstoke units come back in?
The standard is agreed before we take them, off a schedule of condition with photographs at handover. Fair wear and tear is expected on a property that has been lived in; anything beyond that is ours to put right.
Do you buy unsold stock?
No. We take property on a lease and pay rent - we are not a cash buyer and we do not make offers on completed units. If something needs work rather than being finished, send it to us and we will see whether it fits an investor on our list.
Are you VAT registered?
Maine Property Solutions Ltd is not VAT registered, so our invoices carry no VAT. VAT on property leases depends on tenure and on whether an option to tax is in place, so take your own advice on your recovery position.
