Developers in Bury

Bury stock that is not earning.

We take Bury stock on a company let and carry the void risk ourselves. You get one counterparty, one payment date and a term agreed in writing.

Three Ways We Work

Three ways we work with developers.

Unsold & Slow-Moving Units

Slow-moving completed units taken on a company let, priced for the term rather than for the first month. How this works →

Site Team Accommodation

Accommodation for site staff and contractors, taken care of end to end and settled on one company invoice. How this works →

Whole Block or Phase

A completed phase taken as a unit, with break provisions so you can pull units back if the sales market turns. How this works →

Bury

How the numbers are worked out

The rent we can commit to comes from what the units would realistically let for across the whole term, less what it costs to run them and the value of carrying the void risk. It is arithmetic on a specific scheme, not a percentage applied to an asking price.

Bury

How it runs day to day

You send the scheme, we review it and come back with whether we can take it and on what terms. There is no fee for that and nothing to sign to get an answer.

Bury

Who this suits — and who it doesn't

It is a poor fit for a property that needs substantial work first. That is a different conversation and usually a different service.

Bury

Compliance, plainly

Deposit handling, where it applies, follows the statutory scheme. There is no discretion in it.

Bury

What we won't do

We are not a building contractor. Where work is needed we introduce the trades we use, and the contract for that work sits between the owner and the trade, priced before it starts.

Bury

The first step

Questions are welcome before commitment, including the awkward ones about what happens when something goes wrong.

Straight Answers

The part that does not flatter us.

Maine Property Solutions Ltd is a young company. We operate two properties of our own and we have not yet run a developer scheme, so what we are offering is a contract rather than a track record. Run your covenant check before you rely on the rent. Company No. 16187542, and we will hand over what you need to check it properly. Where the numbers get serious, so does the security around them. That conversation happens early rather than late.

Nothing on this page is a valuation, a financial promotion or investment advice. Terms are specific to the scheme in front of us and are agreed in writing before either side commits.

Your Questions

What developers want to know about Bury.

Still not sure? Ask us about your property and we'll answer for your specific situation.

Do you actually pay if a Bury unit sits empty?

Yes. The rent is a fixed monthly sum under the agreement, payable whether or not anyone is staying in the property. The void risk moves to us, which is why the figure sits below the best a unit might achieve in a strong month.

Can we keep marketing the Bury units for sale?

Yes, and most developers do. A break clause lets you recover vacant possession on an agreed notice period once you have a buyer, and viewings are arranged with reasonable notice.

Is this an AST?

No. It is a company let: Maine Property Solutions Ltd becomes the tenant and carries the rent obligation. Your solicitor should read the agreement before you sign it, and we would expect them to.

How many Bury units would you take?

A single unit is straightforward. A whole block is a bigger step and will get a more cautious answer, because we are a small company - we would rather say that on the first call than three weeks into your programme.

Who are you?

Maine Property Solutions Ltd, Companies House number 16187542, registered office Office 1, Izabella House, 24-26 Regent Place, Birmingham B1 3NJ.

Got Bury stock standing empty?

The details, the dates and your sales window. We will price it properly or tell you plainly that it is not for us.
