Canterbury stock that is not earning.
If Canterbury stock is finished but not selling, it can earn while it waits. One company let, one monthly payment, and vacant possession back when you have a buyer.
Three Ways We Work
Where we can help.
Unsold & Slow-Moving Units
Rather than discount the last few plots, let them to us on a fixed rent and keep the asking price where you want it. How this works →
Site Team Accommodation
Beds for the people building it: your team together, near site, on one account that invoices once a month. How this works →
Whole Block or Phase
One agreement and one payer across a whole phase, instead of a stack of individual lettings and holding costs. How this works →
Canterbury
How the figure is reached
Term length changes the number. A longer commitment is worth more to us and lets us offer more; a short term with an early break carries risk that has to be priced rather than ignored.
Canterbury
How it runs day to day
Handover runs off a schedule of condition with photographs, agreed by both sides on the day. It is the document that settles every argument about wear and tear before there is one.
Canterbury
Who this suits — and who it doesn't
It works best where the owner wants a clear line between ownership and operation. Where somebody wants to stay closely involved day to day, the arrangement tends to create friction rather than remove it.
Canterbury
Certificates, licensing and insurance
Anything that is the owner's statutory responsibility stays the owner's responsibility, and the agreement says which items those are.
Canterbury
The limits, stated up front
We do not chase volume for its own sake. A property taken on badly costs more than it earns.
Canterbury
Where to start
The quickest starts are the ones where compliance paperwork is already to hand. It is worth gathering it before getting in touch.
Straight Answers
Read this before you rely on it.
Our size is the first thing you should test. Two properties, no scheme history, and a covenant you are entitled to examine before any of this becomes a plan. Company No. 16187542, and we will hand over what you need to check it properly. On anything larger than a handful of units, expect a rent deposit, a guarantee or a shorter first term to be part of the conversation.
Nothing on this page is a valuation, a financial promotion or investment advice. Terms are specific to the scheme in front of us and are agreed in writing before either side commits.
Your Questions
Canterbury schemes, explained.
Still not sure? Ask us about your property and we'll answer for your specific situation.
Do you actually pay if a Canterbury unit sits empty?
Yes. The rent is a fixed monthly sum under the agreement, payable whether or not anyone is staying in the property. The void risk moves to us, which is why the figure sits below the best a unit might achieve in a strong month.
Can we keep marketing the Canterbury units for sale?
Yes, and most developers do. A break clause lets you recover vacant possession on an agreed notice period once you have a buyer, and viewings are arranged with reasonable notice.
Is this an AST?
No. It is a company let: Maine Property Solutions Ltd becomes the tenant and carries the rent obligation. Your solicitor should read the agreement before you sign it, and we would expect them to.
How many Canterbury units would you take?
A single unit is straightforward. A whole block is a bigger step and will get a more cautious answer, because we are a small company - we would rather say that on the first call than three weeks into your programme.
Who are you?
