Developers in Chester

Chester stock that is not earning.

If Chester stock is finished but not selling, it can earn while it waits. One company let, one monthly payment, and vacant possession back when you have a buyer.

Three Ways We Work

The three arrangements.

Unsold & Slow-Moving Units

Finished units producing income while they sit on the market, with vacant possession returned on agreed notice. How this works →

Site Team Accommodation

Whole properties near site for the crew, cleaned and serviced, instead of a scatter of travel hotels and loose receipts. How this works →

Whole Block or Phase

A block or completed phase let and run under one agreement, rather than sold plot by plot into a slow market. How this works →

How the numbers are worked out

The rent we can commit to comes from what the units would realistically let for across the whole term, less what it costs to run them and the value of carrying the void risk. It is arithmetic on a specific scheme, not a percentage applied to an asking price.

Chester

What to expect once it starts

At the end of the term the property comes back to the standard set out at handover, fair wear and tear excepted. What that standard is was written down before we took it on.

Chester

Where this fits, and where it doesn't

It works for owners who are some distance away, because nothing about it requires them to be nearby.

Chester

The compliance side

Licensing and planning requirements vary by council and they change. We check the current position for the relevant authority rather than assume a rule that was true somewhere else.

Chester

Where we draw the line

We do not present an estimate as a measurement. Where a figure is an estimate, it is labelled as one.

How to begin

If the answer is that we are not the right fit, that gets said in the first conversation rather than the fourth.

Straight Answers

Where we actually are.

We are small. Two properties operated, no developer schemes completed, and an honest expectation that you will verify all of that rather than take it on trust. Company No. 16187542, and we will hand over what you need to check it properly. Where the numbers get serious, so does the security around them. That conversation happens early rather than late.

Nothing on this page is a valuation, a financial promotion or investment advice. Terms are specific to the scheme in front of us and are agreed in writing before either side commits.

Your Questions

Before you send us a Chester scheme.

Still not sure? Ask us about your property and we'll answer for your specific situation.

What do you need from us to price a Chester scheme?

Location, plot numbers, tenure and the service charge position, the completion date, and your expected sales window. Certificates where they exist. The more of that we have, the less hedged the answer.

How long does it take to get an answer?

The review itself is quick. What usually sets the timeline is compliance paperwork - the EPC, the electrical certificate or the gas safety record arriving - rather than anything on our side.

What condition do the Chester units come back in?

The standard is agreed before we take them, off a schedule of condition with photographs at handover. Fair wear and tear is expected on a property that has been lived in; anything beyond that is ours to put right.

Do you buy unsold stock?

No. We take property on a lease and pay rent - we are not a cash buyer and we do not make offers on completed units. If something needs work rather than being finished, send it to us and we will see whether it fits an investor on our list.

Are you VAT registered?

Maine Property Solutions Ltd is not VAT registered, so our invoices carry no VAT. VAT on property leases depends on tenure and on whether an option to tax is in place, so take your own advice on your recovery position.

Tell us about your Chester scheme.

The details, the dates and your sales window. We will price it properly or tell you plainly that it is not for us.
