Developers in Cramlington

Cramlington stock that is not earning.

Finished Cramlington units, beds for your site team, or a whole phase under one agreement — each of them a fixed monthly sum rather than a holding cost.

Three Ways We Work

Three ways we work with developers.

Unsold & Slow-Moving Units

Rather than discount the last few plots, let them to us on a fixed rent and keep the asking price where you want it. How this works →

Site Team Accommodation

Whole properties near site for the crew, cleaned and serviced, instead of a scatter of travel hotels and loose receipts. How this works →

Whole Block or Phase

The whole block on one agreement, priced for the term and agreed in writing before anyone commits. How this works →

How the numbers are worked out

A figure quoted before anyone has looked at the scheme is a guess. We would rather take a day and give you a number we can hold for the full term than win the conversation with something we quietly revise in month seven.

Cramlington

How the work gets done

Once the property is handed over, rent is paid on the same date each month for the term, whether or not anyone is staying in it. That is the arrangement itself, not a concession.

Cramlington

Where this fits, and where it doesn't

First-time landlords are welcome, and they get told more than they ask for rather than less.

Cramlington

The paperwork that has to be right

Where a council requires planning consent for a particular use, that is a question for the council and not for us to answer on their behalf. We will point an owner at the right place.

Cramlington

Things we don't do

We do not market a property an owner has asked us to keep private. Confidentiality is not a premium service.

Cramlington

The first step

An owner with several properties should say so early — it usually simplifies things rather than complicating them.

Straight Answers

What you should check first.

We would rather you heard this from us than found it in a credit check: we operate two properties and have never run a developer scheme. The offer is a contractual one, and it deserves the same scrutiny you would give any new counterparty. Company No. 16187542, and we will hand over what you need to check it properly. The bigger the scheme, the more structure it needs around it. We would ask for the same in your position.

Nothing on this page is a valuation, a financial promotion or investment advice. Terms are specific to the scheme in front of us and are agreed in writing before either side commits.

Your Questions

Cramlington: the practical questions.

Still not sure? Ask us about your property and we'll answer for your specific situation.

Why would we let Cramlington units rather than just discount them?

A discount is permanent and a letting is not. If the sales market is slow rather than broken, income across the slow period plus a break clause for when a buyer appears usually beats cutting the asking price on the last few plots.

What happens to the Cramlington agreement if we sell the block?

The agreement is with the property, so a buyer takes it subject to our lease. That is worth raising with your agent early, because for some buyers an income-producing block is more attractive and for others it is not.

Can you house our site team instead?

That is a separate arrangement we also offer: managed accommodation near site for your own staff and contractors, on one company account with a single monthly invoice.

Who is responsible for gas, electrical and fire safety?

A lease does not make an owner's safety duties disappear and we will not pretend otherwise. Which obligations sit where is written into the agreement before anyone signs, and both solicitors should look at that clause specifically.

Will you sign an NDA before we send Cramlington scheme details?

Yes, without fuss.

Send us the Cramlington details.

Send it over and we will review it. You get terms in writing before either side commits to anything.
