Developers in Daventry
Daventry stock that is not earning.
Development finance does not pause because a unit in Daventry has not sold. We take completed stock on a company let — one agreement, one payer, a fixed sum every month whether the property is occupied or not.
Three Ways We Work
Three ways we work with developers.
Unsold & Slow-Moving Units
We become the tenant on completed stock and pay monthly while you carry on marketing it, with an agreed notice period to get it back. How this works →
Site Team Accommodation
Whole properties near site for the crew, cleaned and serviced, instead of a scatter of travel hotels and loose receipts. How this works →
Whole Block or Phase
A completed phase taken as a unit, with break provisions so you can pull units back if the sales market turns. How this works →

What drives the number
Term length changes the number. A longer commitment is worth more to us and lets us offer more; a short term with an early break carries risk that has to be priced rather than ignored.
Daventry
How it runs day to day
You send the scheme, we review it and come back with whether we can take it and on what terms. There is no fee for that and nothing to sign to get an answer.
Daventry
Who gets the most from it
It is a poor fit for a property that needs substantial work first. That is a different conversation and usually a different service.
Daventry
The paperwork that has to be right
Anything that is the owner's statutory responsibility stays the owner's responsibility, and the agreement says which items those are.
Daventry
The limits, stated up front
We do not take on property we do not think will work. Turning something down costs us a fee and saves an owner a year of disappointment.
Daventry
The first step
If the answer is that we are not the right fit, that gets said in the first conversation rather than the fourth.

Straight Answers
Straight about our size.
Our size is the first thing you should test. Two properties, no scheme history, and a covenant you are entitled to examine before any of this becomes a plan. Company No. 16187542, and we will hand over what you need to check it properly. On larger schemes a deposit, a guarantee or a staged take-up is the normal answer, not a sign of reluctance.
Nothing on this page is a valuation, a financial promotion or investment advice. Terms are specific to the scheme in front of us and are agreed in writing before either side commits.
Your Questions
Daventry developer questions.
Still not sure? Ask us about your property and we'll answer for your specific situation.
What do you need from us to price a Daventry scheme?
Location, plot numbers, tenure and the service charge position, the completion date, and your expected sales window. Certificates where they exist. The more of that we have, the less hedged the answer.
How long does it take to get an answer?
The review itself is quick. What usually sets the timeline is compliance paperwork - the EPC, the electrical certificate or the gas safety record arriving - rather than anything on our side.
What condition do the Daventry units come back in?
The standard is agreed before we take them, off a schedule of condition with photographs at handover. Fair wear and tear is expected on a property that has been lived in; anything beyond that is ours to put right.
Do you buy unsold stock?
No. We take property on a lease and pay rent - we are not a cash buyer and we do not make offers on completed units. If something needs work rather than being finished, send it to us and we will see whether it fits an investor on our list.
Are you VAT registered?
Maine Property Solutions Ltd is not VAT registered, so our invoices carry no VAT. VAT on property leases depends on tenure and on whether an option to tax is in place, so take your own advice on your recovery position.
