Eastbourne stock that is not earning.

If Eastbourne stock is finished but not selling, it can earn while it waits. One company let, one monthly payment, and vacant possession back when you have a buyer.

Three Ways We Work

The three arrangements.

Unsold & Slow-Moving Units

We become the tenant on completed stock and pay monthly while you carry on marketing it, with an agreed notice period to get it back. How this works →

Site Team Accommodation

Site team accommodation arranged and managed, so your people are housed together and the paperwork arrives monthly. How this works →

Whole Block or Phase

One agreement and one payer across a whole phase, instead of a stack of individual lettings and holding costs. How this works →

Eastbourne

How we price it

Service charge, ground rent and who insures what all change the net position, so they are settled during pricing rather than discovered after handover.

Eastbourne

How it runs day to day

You send the scheme, we review it and come back with whether we can take it and on what terms. There is no fee for that and nothing to sign to get an answer.

Eastbourne

Who gets the most from it

The owners who get most from it are the ones who tell us their constraints early: dates they need, works they will not fund, tenants they will not take. Constraints are easy to design around and awkward to discover.

Eastbourne

The paperwork that has to be right

An electrical installation condition report has a life. So does a gas certificate. Both get diarised rather than remembered.

Eastbourne

Things we don't do

We do not lock owners into terms they have not read. If somebody wants a week to have the agreement looked over, they should take it.

Eastbourne

How to begin

There is no obligation at any stage before signature, and that is said plainly rather than buried.

Straight Answers

Straight about our size.

Be sceptical, and check us properly. We operate two properties, we have not run a developer scheme, and a rent is only ever worth what the company behind it is worth. Company No. 16187542, and we will hand over what you need to check it properly. On larger schemes a deposit, a guarantee or a staged take-up is the normal answer, not a sign of reluctance.

Nothing on this page is a valuation, a financial promotion or investment advice. Terms are specific to the scheme in front of us and are agreed in writing before either side commits.

Your Questions

What developers want to know about Eastbourne.

Still not sure? Ask us about your property and we'll answer for your specific situation.

What do you need from us to price an Eastbourne scheme?

Location, plot numbers, tenure and the service charge position, the completion date, and your expected sales window. Certificates where they exist. The more of that we have, the less hedged the answer.

How long does it take to get an answer?

The review itself is quick. What usually sets the timeline is compliance paperwork - the EPC, the electrical certificate or the gas safety record arriving - rather than anything on our side.

What condition do the Eastbourne units come back in?

The standard is agreed before we take them, off a schedule of condition with photographs at handover. Fair wear and tear is expected on a property that has been lived in; anything beyond that is ours to put right.

Do you buy unsold stock?

No. We take property on a lease and pay rent - we are not a cash buyer and we do not make offers on completed units. If something needs work rather than being finished, send it to us and we will see whether it fits an investor on our list.

Are you VAT registered?

Maine Property Solutions Ltd is not VAT registered, so our invoices carry no VAT. VAT on property leases depends on tenure and on whether an option to tax is in place, so take your own advice on your recovery position.

Something sitting complete in Eastbourne?

Unit count, tenure and when it completed is enough to start. No fee, nothing to sign, and a real answer rather than a hedged one.
