Exeter stock that is not earning.
We take Exeter stock on a company let and carry the void risk ourselves. You get one counterparty, one payment date and a term agreed in writing.
Three Ways We Work
Three things we do.
Unsold & Slow-Moving Units
We become the tenant on completed stock and pay monthly while you carry on marketing it, with an agreed notice period to get it back. How this works →
Site Team Accommodation
Accommodation for site staff and contractors, taken care of end to end and settled on one company invoice. How this works →
Whole Block or Phase
Whole-block lettings under a single company let, with a phased start if that suits both sides better. How this works →

The commercial mechanics
Term length changes the number. A longer commitment is worth more to us and lets us offer more; a short term with an early break carries risk that has to be priced rather than ignored.
Exeter
How it runs day to day
Once the property is handed over, rent is paid on the same date each month for the term, whether or not anyone is staying in it. That is the arrangement itself, not a concession.
Exeter
Is this right for you?
Portfolio owners tend to find it simplest, because consolidated reporting removes the per-property admin that makes a portfolio tiring.
Exeter
The paperwork that has to be right
The paperwork is dull and it is the part that protects an owner when something goes wrong. It gets done properly rather than quickly.
Exeter
Things we don't do
We do not chase volume for its own sake. A property taken on badly costs more than it earns.

Where to start
Send the property details and any photographs or an online link. That is usually enough for a first view on whether it is worth going further.

Straight Answers
Where we actually are.
Be sceptical, and check us properly. We operate two properties, we have not run a developer scheme, and a rent is only ever worth what the company behind it is worth. Company No. 16187542, and we will hand over what you need to check it properly. The bigger the scheme, the more structure it needs around it. We would ask for the same in your position.
Nothing on this page is a valuation, a financial promotion or investment advice. Terms are specific to the scheme in front of us and are agreed in writing before either side commits.
Your Questions
Exeter developer questions.
Still not sure? Ask us about your property and we'll answer for your specific situation.
What do you need from us to price an Exeter scheme?
Location, plot numbers, tenure and the service charge position, the completion date, and your expected sales window. Certificates where they exist. The more of that we have, the less hedged the answer.
How long does it take to get an answer?
The review itself is quick. What usually sets the timeline is compliance paperwork - the EPC, the electrical certificate or the gas safety record arriving - rather than anything on our side.
What condition do the Exeter units come back in?
The standard is agreed before we take them, off a schedule of condition with photographs at handover. Fair wear and tear is expected on a property that has been lived in; anything beyond that is ours to put right.
Do you buy unsold stock?
No. We take property on a lease and pay rent - we are not a cash buyer and we do not make offers on completed units. If something needs work rather than being finished, send it to us and we will see whether it fits an investor on our list.
Are you VAT registered?
Maine Property Solutions Ltd is not VAT registered, so our invoices carry no VAT. VAT on property leases depends on tenure and on whether an option to tax is in place, so take your own advice on your recovery position.
