Developers in Leyland
Leyland stock that is not earning.
Finished Leyland units, beds for your site team, or a whole phase under one agreement — each of them a fixed monthly sum rather than a holding cost.
Three Ways We Work
What we would take from a developer.
Unsold & Slow-Moving Units
Slow-moving completed units taken on a company let, priced for the term rather than for the first month. How this works →
Site Team Accommodation
Managed accommodation near site for your own staff and contractors, on one company account with a single monthly invoice. How this works →
Whole Block or Phase
A block or completed phase let and run under one agreement, rather than sold plot by plot into a slow market. How this works →

How the figure is reached
Term length changes the number. A longer commitment is worth more to us and lets us offer more; a short term with an early break carries risk that has to be priced rather than ignored.

How the work gets done
Once the property is handed over, rent is paid on the same date each month for the term, whether or not anyone is staying in it. That is the arrangement itself, not a concession.
Leyland
Is this right for you?
Where a property is genuinely unsuitable, saying so early costs one conversation. Saying so late costs both sides money.

The paperwork that has to be right
An electrical installation condition report has a life. So does a gas certificate. Both get diarised rather than remembered.

What we won't do
We do not chase volume for its own sake. A property taken on badly costs more than it earns.

Where to start
Questions are welcome before commitment, including the awkward ones about what happens when something goes wrong.
Straight Answers
Read this before you rely on it.
We are small. Two properties operated, no developer schemes completed, and an honest expectation that you will verify all of that rather than take it on trust. Company No. 16187542, and we will hand over what you need to check it properly. The bigger the scheme, the more structure it needs around it. We would ask for the same in your position.
Nothing on this page is a valuation, a financial promotion or investment advice. Terms are specific to the scheme in front of us and are agreed in writing before either side commits.
Your Questions
Leyland schemes, explained.
Still not sure? Ask us about your property and we'll answer for your specific situation.
Why would we let Leyland units rather than just discount them?
A discount is permanent and a letting is not. If the sales market is slow rather than broken, income across the slow period plus a break clause for when a buyer appears usually beats cutting the asking price on the last few plots.
What happens to the Leyland agreement if we sell the block?
The agreement is with the property, so a buyer takes it subject to our lease. That is worth raising with your agent early, because for some buyers an income-producing block is more attractive and for others it is not.
Can you house our site team instead?
That is a separate arrangement we also offer: managed accommodation near site for your own staff and contractors, on one company account with a single monthly invoice.
Who is responsible for gas, electrical and fire safety?
A lease does not make an owner's safety duties disappear and we will not pretend otherwise. Which obligations sit where is written into the agreement before anyone signs, and both solicitors should look at that clause specifically.
Will you sign an NDA before we send Leyland scheme details?
Yes, without fuss.
