Developers in Litherland
Litherland stock that is not earning.
Finished Litherland units, beds for your site team, or a whole phase under one agreement — each of them a fixed monthly sum rather than a holding cost.
Three Ways We Work
What we would take from a developer.
Unsold & Slow-Moving Units
A finished unit that has not sold earns a fixed monthly sum instead of a council tax bill, and comes back to you when a buyer appears. How this works →
Site Team Accommodation
Beds for the people building it: your team together, near site, on one account that invoices once a month. How this works →
Whole Block or Phase
A block or completed phase let and run under one agreement, rather than sold plot by plot into a slow market. How this works →

What drives the number
If the numbers do not work we say so and explain why. A scheme priced badly to win the instruction becomes a scheme we cannot service, and that is worse for a developer than an early no.

How the work gets done
Handover runs off a schedule of condition with photographs, agreed by both sides on the day. It is the document that settles every argument about wear and tear before there is one.

Is this right for you?
The owners who get most from it are the ones who tell us their constraints early: dates they need, works they will not fund, tenants they will not take. Constraints are easy to design around and awkward to discover.

Certificates, licensing and insurance
Insurance written for standard residential letting usually will not cover the intended use. It is worth checking before rather than discovering after.

What we won't do
We do not guarantee returns, and an owner should treat anyone who does with suspicion. Property outcomes depend on things nobody controls.

Where to start
We would rather spend longer on the first conversation and less on fixing a misunderstanding later.
Straight Answers
Where we actually are.
We would rather you heard this from us than found it in a credit check: we operate two properties and have never run a developer scheme. The offer is a contractual one, and it deserves the same scrutiny you would give any new counterparty. Company No. 16187542, and we will hand over what you need to check it properly. Where the numbers get serious, so does the security around them. That conversation happens early rather than late.
Nothing on this page is a valuation, a financial promotion or investment advice. Terms are specific to the scheme in front of us and are agreed in writing before either side commits.
Your Questions
Before you send us a Litherland scheme.
Still not sure? Ask us about your property and we'll answer for your specific situation.
Why would we let Litherland units rather than just discount them?
A discount is permanent and a letting is not. If the sales market is slow rather than broken, income across the slow period plus a break clause for when a buyer appears usually beats cutting the asking price on the last few plots.
What happens to the Litherland agreement if we sell the block?
The agreement is with the property, so a buyer takes it subject to our lease. That is worth raising with your agent early, because for some buyers an income-producing block is more attractive and for others it is not.
Can you house our site team instead?
That is a separate arrangement we also offer: managed accommodation near site for your own staff and contractors, on one company account with a single monthly invoice.
Who is responsible for gas, electrical and fire safety?
A lease does not make an owner's safety duties disappear and we will not pretend otherwise. Which obligations sit where is written into the agreement before anyone signs, and both solicitors should look at that clause specifically.
Will you sign an NDA before we send Litherland scheme details?
Yes, without fuss.
