Developers in Maldon

Maldon stock that is not earning.

Development finance does not pause because a unit in Maldon has not sold. We take completed stock on a company let — one agreement, one payer, a fixed sum every month whether the property is occupied or not.

Three Ways We Work

Where we can help.

Unsold & Slow-Moving Units

Slow-moving completed units taken on a company let, priced for the term rather than for the first month. How this works →

Site Team Accommodation

Accommodation for site staff and contractors, taken care of end to end and settled on one company invoice. How this works →

Whole Block or Phase

One agreement and one payer across a whole phase, instead of a stack of individual lettings and holding costs. How this works →

Maldon

The commercial mechanics

Term length changes the number. A longer commitment is worth more to us and lets us offer more; a short term with an early break carries risk that has to be priced rather than ignored.

Maldon

How the work gets done

There is one point of contact rather than a rota. Whoever you agree the terms with is who you speak to when something needs sorting out.

Maldon

Who gets the most from it

First-time landlords are welcome, and they get told more than they ask for rather than less.

Maldon

Compliance, plainly

An electrical installation condition report has a life. So does a gas certificate. Both get diarised rather than remembered.

Maldon

Things we don't do

We do not present an estimate as a measurement. Where a figure is an estimate, it is labelled as one.

Maldon

The first step

An owner with several properties should say so early — it usually simplifies things rather than complicating them.

Straight Answers

Straight about our size.

Our size is the first thing you should test. Two properties, no scheme history, and a covenant you are entitled to examine before any of this becomes a plan. Company No. 16187542, and we will hand over what you need to check it properly. For a block or a phase, assume we will be asked for security of some kind, and assume we will agree that it is reasonable.

Nothing on this page is a valuation, a financial promotion or investment advice. Terms are specific to the scheme in front of us and are agreed in writing before either side commits.

Your Questions

Before you send us a Maldon scheme.

Still not sure? Ask us about your property and we'll answer for your specific situation.

What do you need from us to price a Maldon scheme?

Location, plot numbers, tenure and the service charge position, the completion date, and your expected sales window. Certificates where they exist. The more of that we have, the less hedged the answer.

How long does it take to get an answer?

The review itself is quick. What usually sets the timeline is compliance paperwork - the EPC, the electrical certificate or the gas safety record arriving - rather than anything on our side.

What condition do the Maldon units come back in?

The standard is agreed before we take them, off a schedule of condition with photographs at handover. Fair wear and tear is expected on a property that has been lived in; anything beyond that is ours to put right.

Do you buy unsold stock?

No. We take property on a lease and pay rent - we are not a cash buyer and we do not make offers on completed units. If something needs work rather than being finished, send it to us and we will see whether it fits an investor on our list.

Are you VAT registered?

Maine Property Solutions Ltd is not VAT registered, so our invoices carry no VAT. VAT on property leases depends on tenure and on whether an option to tax is in place, so take your own advice on your recovery position.

Got Maldon stock standing empty?

Tell us what you need to happen and we will come back with whether we can do it. An early no is worth more to you than a slow maybe.
