There is no track record here to lean on. Two properties, no developer schemes, and a company young enough that its filed position is worth reading before you build a cashflow on our rent. Company No. 16187542, and we will hand over what you need to check it properly. On larger schemes a deposit, a guarantee or a staged take-up is the normal answer, not a sign of reluctance.

What do you need from us to price a Yate scheme?
Location, plot numbers, tenure and the service charge position, the completion date, and your expected sales window. Certificates where they exist. The more of that we have, the less hedged the answer.
How long does it take to get an answer?
The review itself is quick. What usually sets the timeline is compliance paperwork - the EPC, the electrical certificate or the gas safety record arriving - rather than anything on our side.
What condition do the Yate units come back in?
The standard is agreed before we take them, off a schedule of condition with photographs at handover. Fair wear and tear is expected on a property that has been lived in; anything beyond that is ours to put right.
Do you buy unsold stock?
No. We take property on a lease and pay rent - we are not a cash buyer and we do not make offers on completed units. If something needs work rather than being finished, send it to us and we will see whether it fits an investor on our list.
Are you VAT registered?
Maine Property Solutions Ltd is not VAT registered, so our invoices carry no VAT. VAT on property leases depends on tenure and on whether an option to tax is in place, so take your own advice on your recovery position.
