What we do here
Our services in Church Street
Serviced accommodation management
We run the property as a premium short let -- listing, pricing, guests, cleaning and reporting.
Guaranteed rent
A fixed monthly figure whether the property is occupied or not, with the void risk on us.
Sell a property that needs work
Tired, unmodernised or inherited property bought as it stands, with no agent fees.
Property investment and sourcing
Off-market stock that needs work, matched to budget, area and appetite for works.
Church Street
The commercial mechanics
Pricing decisions are made against what the property can actually command, not against a target somebody would like it to hit. Aspirational pricing produces empty nights, not better ones.
Church Street
The process, step by step
Compliance comes first because it has to: gas, electrical, fire equipment and the right insurance. A listing that goes live without them is a liability, not a head start.
Church Street
Who gets the most from it
Where a property is genuinely unsuitable, saying so early costs one conversation. Saying so late costs both sides money.
Church Street
Compliance, plainly
The paperwork is dull and it is the part that protects an owner when something goes wrong. It gets done properly rather than quickly.
Church Street
The limits, stated up front
We do not market a property an owner has asked us to keep private. Confidentiality is not a premium service.
Church Street
The first step
The quickest starts are the ones where compliance paperwork is already to hand. It is worth gathering it before getting in touch.

Your Questions
The questions we get most in Church Street.
Still not sure? Ask us about your property and we'll answer for your specific situation.
What is the difference between fully managed and guaranteed rent?
Fully managed means you keep the upside and carry the voids; we take a percentage of what the property earns. Guaranteed rent means we pay you a fixed sum every month whether it is booked or not, and we carry the voids. One trades certainty for ceiling.
Do you cover the whole of Church Street?
We work across Church Street and the surrounding area. Whether a specific street suits short-let demand is a different question from whether we cover it, and the appraisal answers that one.
Who pays for cleaning and linen?
Cleaning is charged to the guest as a fee where the channel allows it. Anything not covered that way is set out in the agreement so there are no surprises on the statement.
What reporting do I get?
A monthly statement showing bookings, income, deductions and works. If you want to see the underlying calendar, ask and we will show you.
