Developers in Atherton

Atherton stock that is not earning.

Finished Atherton units, beds for your site team, or a whole phase under one agreement — each of them a fixed monthly sum rather than a holding cost.

Three Ways We Work

What we would take from a developer.

Unsold & Slow-Moving Units

Rather than discount the last few plots, let them to us on a fixed rent and keep the asking price where you want it. How this works →

Site Team Accommodation

Accommodation for site staff and contractors, taken care of end to end and settled on one company invoice. How this works →

Whole Block or Phase

A block or completed phase let and run under one agreement, rather than sold plot by plot into a slow market. How this works →

Atherton

How the numbers are worked out

Unit mix matters more than unit count. Studios and three-beds behave differently, and one figure spread evenly across a mixed phase is usually wrong for half of it.

Atherton

How the work gets done

Once the property is handed over, rent is paid on the same date each month for the term, whether or not anyone is staying in it. That is the arrangement itself, not a concession.

Atherton

Who this suits — and who it doesn't

It is a poor fit for a property that needs substantial work first. That is a different conversation and usually a different service.

Atherton

Compliance, plainly

Anything that is the owner's statutory responsibility stays the owner's responsibility, and the agreement says which items those are.

Atherton

The limits, stated up front

We do not lock owners into terms they have not read. If somebody wants a week to have the agreement looked over, they should take it.

Atherton

The first step

An owner with several properties should say so early — it usually simplifies things rather than complicating them.

Straight Answers

Before you plan around us.

There is no track record here to lean on. Two properties, no developer schemes, and a company young enough that its filed position is worth reading before you build a cashflow on our rent. Company No. 16187542, and we will hand over what you need to check it properly. On anything larger than a handful of units, expect a rent deposit, a guarantee or a shorter first term to be part of the conversation.

Nothing on this page is a valuation, a financial promotion or investment advice. Terms are specific to the scheme in front of us and are agreed in writing before either side commits.

Your Questions

Atherton schemes, explained.

Still not sure? Ask us about your property and we'll answer for your specific situation.

What do you need from us to price an Atherton scheme?

Location, plot numbers, tenure and the service charge position, the completion date, and your expected sales window. Certificates where they exist. The more of that we have, the less hedged the answer.

How long does it take to get an answer?

The review itself is quick. What usually sets the timeline is compliance paperwork - the EPC, the electrical certificate or the gas safety record arriving - rather than anything on our side.

What condition do the Atherton units come back in?

The standard is agreed before we take them, off a schedule of condition with photographs at handover. Fair wear and tear is expected on a property that has been lived in; anything beyond that is ours to put right.

Do you buy unsold stock?

No. We take property on a lease and pay rent - we are not a cash buyer and we do not make offers on completed units. If something needs work rather than being finished, send it to us and we will see whether it fits an investor on our list.

Are you VAT registered?

Maine Property Solutions Ltd is not VAT registered, so our invoices carry no VAT. VAT on property leases depends on tenure and on whether an option to tax is in place, so take your own advice on your recovery position.

What is finished in Atherton and not selling?

Tell us what you need to happen and we will come back with whether we can do it. An early no is worth more to you than a slow maybe.
