Developers in Tyldesley

Tyldesley stock that is not earning.

Development finance does not pause because a unit in Tyldesley has not sold. We take completed stock on a company let — one agreement, one payer, a fixed sum every month whether the property is occupied or not.

Three Ways We Work

Three ways we work with developers.

Unsold & Slow-Moving Units

We become the tenant on completed stock and pay monthly while you carry on marketing it, with an agreed notice period to get it back. How this works →

Site Team Accommodation

Beds for the people building it: your team together, near site, on one account that invoices once a month. How this works →

Whole Block or Phase

One agreement and one payer across a whole phase, instead of a stack of individual lettings and holding costs. How this works →

Tyldesley

The commercial mechanics

If the numbers do not work we say so and explain why. A scheme priced badly to win the instruction becomes a scheme we cannot service, and that is worse for a developer than an early no.

Tyldesley

How the work gets done

At the end of the term the property comes back to the standard set out at handover, fair wear and tear excepted. What that standard is was written down before we took it on.

Tyldesley

Where this fits, and where it doesn't

An owner who has been let down before usually wants to know what happens when something goes wrong rather than what happens when it goes right. That is the correct question to ask.

Tyldesley

The paperwork that has to be right

Where a council requires planning consent for a particular use, that is a question for the council and not for us to answer on their behalf. We will point an owner at the right place.

Tyldesley

Things we don't do

We do not take on property we do not think will work. Turning something down costs us a fee and saves an owner a year of disappointment.

Tyldesley

Where to start

If the answer is that we are not the right fit, that gets said in the first conversation rather than the fourth.

Straight Answers

Where we actually are.

There is no track record here to lean on. Two properties, no developer schemes, and a company young enough that its filed position is worth reading before you build a cashflow on our rent. Company No. 16187542, and we will hand over what you need to check it properly. On anything larger than a handful of units, expect a rent deposit, a guarantee or a shorter first term to be part of the conversation.

Nothing on this page is a valuation, a financial promotion or investment advice. Terms are specific to the scheme in front of us and are agreed in writing before either side commits.

Your Questions

Tyldesley schemes, explained.

Still not sure? Ask us about your property and we'll answer for your specific situation.

Why would we let Tyldesley units rather than just discount them?

A discount is permanent and a letting is not. If the sales market is slow rather than broken, income across the slow period plus a break clause for when a buyer appears usually beats cutting the asking price on the last few plots.

What happens to the Tyldesley agreement if we sell the block?

The agreement is with the property, so a buyer takes it subject to our lease. That is worth raising with your agent early, because for some buyers an income-producing block is more attractive and for others it is not.

Can you house our site team instead?

That is a separate arrangement we also offer: managed accommodation near site for your own staff and contractors, on one company account with a single monthly invoice.

Who is responsible for gas, electrical and fire safety?

A lease does not make an owner's safety duties disappear and we will not pretend otherwise. Which obligations sit where is written into the agreement before anyone signs, and both solicitors should look at that clause specifically.

Will you sign an NDA before we send Tyldesley scheme details?

Yes, without fuss.

What is finished in Tyldesley and not selling?

Send it over and we will review it. You get terms in writing before either side commits to anything.
