Our size is the first thing you should test. Two properties, no scheme history, and a covenant you are entitled to examine before any of this becomes a plan. For a block or a phase, assume we will be asked for security of some kind, and assume we will agree that it is reasonable.

Do you actually pay if a Frome unit sits empty?

Can we keep marketing the Frome units for sale?

Yes, and most developers do. A break clause lets you recover vacant possession on an agreed notice period once you have a buyer, and viewings are arranged with reasonable notice.

Is this an AST?

No. It is a company let: Maine Property Solutions Ltd becomes the tenant and carries the rent obligation. Your solicitor should read the agreement before you sign it, and we would expect them to.
